Planning Area 40 (Woodbury South?)

Thanks for EvaLSeraphim in another thread, I've come to learn of Planning Area 40 which looks like it is just south of Woodbury and north of I-5.

I just found a map of it on the city of irvine site. It's going to be weird having houses on those fields. I never thought they would be houses.

Well, if it wasn't going to be houses, it would have been Class A and B office space. There is no part of Irvine that can be left agricultural, apparently.
 
Interesting--I certainly wouldn't want to buy homes that close to the I5. I figured they would have placed commercial space as a buffer between the I5 and residential areas, like they do near Jamboree/I5 and north of Jeffrey/I5.



Also interesting to see they designated the RV dealership land near Sand Canyon/I5 as Medical & Research--maybe another hospital or biotechnology companies.



Also wondering if anyone knew what they are building along the 241 between 261 and 133. I see there is a dirt roadway parallel and west of tollway leading into the descending valley. In the last year I have seen several land excavation equipment in the area. I thought that area was designated nature preserve/open space. Are they planning a "Foothill Ranch" type village in the mountains--certainly would be a nice location with great views except for the fire danger.
 
I wasn't talking about OH or PS. This road almost looks like a dirt road off-ramp literally parallel to 241, located halfway between exits for 261 and 133 if you were heading South on the 241 on the downslope. Any thoughts?

I think they are building a new on/off ramp for the 241. Also, run a search for "east of orange" or "santiago trails." That will tell you a little bit about the neighborhood going in up there.

Yes...exactly! Sure looks like a dirt off-ramp that hasn't been completed yet. It's been that way for quite some time now.

Thanks EvaLSeraphim--I did a search on IHB on <a href="http://www.eastoforange.com/plan/land.asp">East of Orange</a>. That project looks more centered around the intersection of 261/241 and around the Irvine Lake area.



The area I am talking about is further South along the 241. Look at my attachment jpg image. It almost looks like they could extend Culver straight up through OH and on to the 241 for a new on/off ramp. Hmm...then they could drop a few more villages up there as well.

I don't know what that is, but I found something interesting. On the city of Irvine website it has an online parcel search and it has alot of the streets outlined with names in Orchard Hills & Woodbury East & Stonegate. Stonegate has some weird names. One street was called Ultramarine.......And another street was called Blaze. Where are street names coming from nowadays ?

Pretty funny--maybe it's like coming up with baby names...they have some big old book sitting on Bren's desk with the "1000 Most Popular Street Names in the US" ;-) Someone needs to refresh that book though.

One of the things TIC or the City dropped was putting Culver through to the 241. It will only loop back to Portola. Jeffrey, however, will be put through the hills. I think it will go to the 241, and possibly Santiago. Unless it's part of the OH plan, and I don't think it is, I think the grading is for something else. Maybe the landfill, which they are expanding.
