Piedmont at EW or Cressa at PSIII

Hello all TIers, nice to meet you guys. I have a choice problem here with recent new homes price released.

I would like to buy a SF home around 1M, total price under 1.05M should be perfect for our family. Two candidates here are:

1. Piedmont at EW:    plan 1,  2185 sqt,  3500 lot size, around 1.03M with $20K-$30K upgrade
    included. Copy of Terranze floor plan.
    Pro:    location! location! location!   
2. Cressa at PSIII: plan2, 2600 sqt, 3840-4000 lot size,  around 1M base price.
    Pro: larger size and lot size.

Which one you suggest? Piedmont may be very popular since EW attracts so many Asian people. We love Cressa plan 2 floor plan but highly doubt whether it will suffer from resale problem with so many concerns from landfill, toxic area or new cemetery. It's also a little far away from center of Irvine.

Any idea or suggestion is welcome.

When I started reading this I thought here comes the New Home Company Shill but by the end was thinking may be IPAC shill but if you are really looking for advice the TI wisdom is that

If you have concerns on a certain house or development now , regardless of whether it has merit or not, you are going to have the same problems when you sell as well.

So if you buy Cressa for less per sq ft now, you will most likely sell it back for less as well.  Therefore make the decision based on where you will be happier living

I would pick Piedmont (but those motorcourt end units bug me)

So true.  Think West Irvine vs. Northpark, Oak Creek vs. Quail Hill, Woodbury vs. Portola Springs, etc.  Whatever started out cheaper when you bought will still be cheaper when go to sell.  There is nothing wrong with buying in PS but don't expect PS prices to even out with EW at some time in the future.
 
Well, unless you're super privileged, Piedmont won't be available to view until next month.
Cressa is ready to view. 

If you go to Cressa, you'll see the next PS community that overlooks PSIII, should have views.

Yeah, the next community will be quite nice. That said, PSIII will have some properties with "balchony views" of city lights :) In general though I liked Cressa (but I'm a bigger fan of PS than most as I don't buy the argument that it is super far away when compared with Stonegate / Beacon / Woodbury).

WOW, what a amazing summary.
It's my first to hear that Piedmont have some shared driveways and even a few build in motor court .
I thought EW will provide true SFR.

I hope Belvedere don't have same thing.
 
Isn't Cressa more comparable to Belvedere than Piedmont?

I like EW over PSIII  for many reasons that others mentioned but looks like Cressa offer pretty good value.

By 'end units', what do you mean?  Are you talking about the house closest to the street or furthest?

Thank you ps9. Your advice is useful for us. Went to PSIII grand opening today. We love Cressa so much, maybe that's because we haven't see Piedmont yet.

 
Phase One was made available to those on the pre-qual list today. Phase Two probably in the next week or so. About 35 toured the models. Many also toured Belvedere.

Looks like all the traffic in and out of the neighborhood passes by Lot 71.  Probably worth it though to have a corner lot with no homes behind.
 
We also took a look at Cressa this weekend.

We really liked it. This seemed like a good SFR. The space and the plan made us it is way better than the Detached Condos (Petaluma, Marin) that we saw in Eastwood, plus the price is also pretty good. We liked the Plan 1 and 2. Plan 3 is very big for us and also much more $$.

We didn't find the PS3 location so far away from shopping.

That being said, the only thing worries me if the issue of toxic land and the disclosure that I read on another thread.We are fine if the price in the future doesn't equal that of Eastwood or other Irvine areas - we are good as long as the house meets our needs.
