Pavilion Park - Birch Trail and Roundtree

Birch Trail from Richmond American (in PP) meets all our needs. Their price/sft is even a little less compared to Roundtree from Lennar.

1. There doesn't seem to be very many active sales in Birch Trail :-\.. Any thoughts on why? bad construction? bad location? minimal upgrades?

2. Is Roundtree priced on the higher side ($400/sft) because Lennar includes quite a few upgrades?

Appreciate a quick response guys... planning to sign on the dotted line today ;D

 
We looked at both. Birch trail had more sq feet for the newton plan but they had some cons.

1.  No driveway - only two phases will have them. I asked if I could buy in the last phase and they told me to develop a good relationship with the sales rep. Lol.

2.  Terrible staff - do they want to sell the homes?  Barely knew anything about the homes or phases.

3.  Newton island kitchen - can't sit there... Where do I eat my breakfast?  Lol

4.  Small yard

5.  Did I mention their staff was terrible?

Like bones said... Their location is prime in the community.  Roundtree offers better layouts and driveways... Better California rooms.
 
Btw roundtree is higher now because it's selling well. The included features that you might only care about are the...

1) estone bath counters and included kitchen granite.

2) TV wire concealment in each room

3)  prewired ceiling fan hook up

4)  solar

5)  eglass windows
 
Birch trail lol.... I rather live in Columbus square.  The lack of driveways, small yard and horrible sales staff really turned me off.

Only thing they have going for them is the location.  Tried talking our nanny out of buying the plan 2, kinda think she regrets it now.

If I had to buy birch trail though, it would have been the first phase or last for the driveway and the newton plan.

I'm still trying to talk my buttler out of buying phase I Trevi at OH. Told him resales in Shady Canyon was more his style.

Shady Canyon lol.... I rather live in Columbus square.  Tried talking our dog walker out of buying there with all the parking issues.

I'm only guessing that the set of buyers who don't need/want a large yard or driveway tends to be the same kind of buyer that wants an area with more common area amenities (pocket parks, etc.) than PP offers.

I'm assuming you don't require a driveway or large yard. In that case, I see no real issues. It's good $/sq ft value.

No one needs a driveway but everyone wants a driveway. I'll give u the backyard argument but not the driveway.

Who needs a driveway when you can just park like this.

When you back your car up with no driveway... Can't see kids or other cars zooming by until you're more than halfway out.  I had some kids in old neighborhood zoom by with their bikes a few times.
