Parklane Walnut village/any other places?

hello! my family is new to Irvine and we are looking to purchase a 3br (+den/office) or 4 br with 700k in the Irvine area.

Will love some feedback/opinions around the Parklane Walnut village area. How bad is the train noise for a home right by the train side?
What other options do we have with our budget? Need a comfortable commute to Fashion Island NPB since that is where I will be working and with great elementary schools for our young children.

I used to rent in college park (on the other side of Harvard opposite park lane) and back up to the tracks. Our house had the old school aluminum windows. The Amtrak train passed by very quickly (5-7 seconds) and you can hear the noise but you so get used to it and it's so fast it's not a big deal. The freight train on the other hand you can feel the rumbling throughout the house and it's longer than the metro/Amtrak. I'm guessing the rumbling im throughout the house is not an issue except for the homes that back up to the tracks. The elementary is right on site so it's very convenient.  The nearest railroad crossings are quiet zones so the horn shouldn't be an issue. The Hines are older with outdated floorplans but the lots are bigger (5,000 sq ft lots).  A lot of folks here think it's a ghetto area of irvine buts it's a perfectly fine neighborhood. Pretty central location
 
Awesome thank you qwerty! this is exactly the type of insight we were looking for. i just checked the tustin station schedule and there seems to be quite a lot of trains that pass by... will try and drive by to see how bad it is in person.

curious, why do people call this part the ghetto of irvine? seems quite nice  ??? ???

I did the same thing, I parked on blackthorn for like 30 minutes, not as helpful as you think cause you are not inside to hear what it will really sound like when u live there. Forgot to mention when u have the TV on the metro/amtrack noise is barely noticeable. The freight train has odd hours, I remember it would pass by at 11pm, 1:30am and sometimes at 5ish am. You do get used it though.

Most people here want new construction or live in new construction/newer neighborhoods with nicer clubhouses and amenities.  Areas within walnut like college park are older with basic clubhouses and pools. These neighborhoods are older residents who are generally less well off, they just bought in irvine a long time ago and hit the real estate lottery and if they bought now probably couldn't afford it.  So lower income = ghetto. But I agree with you, they are perfectly fine neighborhoods
 
A buddy of mine use to live in Parklane.  I think it was on Saint James street if I remembered correctly.  Everytime the train rolled by the home shook like it was an earthquake.. Scared the heck outta me.... will never buy there!
 
Yeah... qwermigo seems immune to noise and rambling... he lives right under the SNA flight path and doesn't even notice.

If you are deaf and slightly numb, Parklane may be okay for you.

Is there a reason you specifically chose Parklane other than price point?
 
I had a generally positive experience living in the College Park neighborhood when I lived there previously.  Nice park, good neighbors, basic amenities (old but clean community pools).  House was somewhat close to the tracks but not backing to it.  The only time I noticed the trains was when the big freight trains rolled through (and then it was just a minor rumbling for the heavier freight trains - not all of them).  You could hear the walls slightly shake if it was quiet. 
 
Use to have a friend live in College park. Old house so the windows were not very sound proof. His house was across the street from the homes that backed into the tracks. Everytime a train would zoom by we would stop our conversation until they passed otherwise we ended up repeating what we said due to the noise. You do get use to it but if you have options then I would not recommend it.
 
haha thank you all for the feedback. We ruled it out and it is mainly because of price point that we are looking around this area.
Tustin Ranch seems interesting, going to look to see if there are any old threads to read on, but what are everyone's thoughts on Tustin Ranch?

guessing it is going to be a major construction zone in the next 3-5 years and high mello roos... still can't get used to this mello roos concept as i'm originally from Connecticut!  >:(

yes thats it.  the models are not ready yet, perhaps towards the end of the month or may at the latest.

if you do a search for zipcode 92782 (which includes tustin ranch) for 3+ bedrooms and 2+ bathrooms and a sq ft range of 1750 to 2250, you get 4 houses, one is 1770 sq ft for 688K, another is 1820 sq ft for 839,900, another is 2033 sq ft for 769,000, the fourth one wants over $1M.  the smallest Sheldon home is 1860 sq ft for 650-675K, even with mello roos of about 350 a month you are probably better off buying here than one of those available homes in tustin ranch.

I was about to say. Check out pic 16, they have an umbrella under a pergola. Ha

Ditch the curtains.
