Anyone have any thoughts about Park Newport apartments in Newport Beach?



My lease is coming up for renewal and am considering a rental town home there. I've heard some horror stories, but can it really be that bad?
 
I lived at Park Newport for a while in the late 90s and even then I found the apartments to be old and decrepit. Also, it was full of loud young people. I moved from there to IAC's Baywood apartments which is on the other side of Big Canyon from Park Newport which was extremely quiet, had a lot of newly divorced residents, if you're into that kind of thing. I later moved to another IAC complex Promontory Point, full of young professionals, which I really enjoyed. Go visit Promontory Point, you will see what I mean. I would only rent from IAC, they maintain their properties far better than any other apartment owner.
 
Yeah, I checked out Baywood and liked it but its a bit too expensive. Loud young people? I'm only 3 years out of college - I'm probably still in the category of "loud young people".
 
I lived at Park Newport for a short period of time about 10 years ago. I had a fairly large one bedroom apartment, but it was fairly dated. If they haven't updated the rooms since then it would probably be really dated now! I imagine like most places they probably have upgraded apartments that run a little more and some older apartments that you can get a better deal on.



The location is great, and I actually liked the facilities - they have a small workout room but it was free to use, and the pool and Jacuzzi are nice. And if you like to run or bike there are some nice trails at your doorstep on the Back Bay.



It?s probably best to walk around on a weekend and try to get a feel for the type of tenants (older divorc?es or young partiers) and see if this is what you are looking for.

Park Newport is like living in the dorms, the buildings even resemble dorms, except that there is no RA on your floor. IAC is expensive, but they take such good care of their properties that I think it's worth the extra price (PS, I don't work for The Irvine Company). I don't know what it's like now, but back in the late 90s, Baywood was full of single women and newly divorced women who were always asking me to come over to fix their plumbing, hook up their stereo, etc. Good times.
 
I know I know. My roommates and I really liked the townhome at Baywood. Unfortunately, they are a bit cheap - and don't make that much money to begin with. So, its out of our collective price range because they don't want to pay up. We currently live at Villa Venetia in Costa Mesa in a 3/2. It's a big unit but they don't maintain the complex like they ought to. It's very unique living on a lake in Costa Mesa however.
 
We rented a townhome in Park Newport about 10 years ago. A year ago, we looked at them again. The townhomes don't have the dorm feel because your front door opens onto the outdoors, not onto a hallway. They are in the middle of upgrading a lot of the places. The prices vary a lot based on the specific unit's location and if it is upgraded or not. We liked living there when we did, but we didn't move back when we looked this time because we found the units felt very dated compared to our IAC place. Our IAC place costs more though.



We also looked at BayPort, but the floor plans were awful. The kitchen had no microwave and no where to put one. The counter in the bathroom was not much bigger then the sink.



What price range are you looking at? Naturally, that will have a big impact on where you look. IAC has a lot of communities, but a lot of them in Newport are expensive.
 
I lived at Park Newport for all of 2 months about 4 years ago. Supposed they had updated the unit but it was bad nonetheless.



But my issue is not about the apartment itself but the management. One evening I was walking through the parking garage minding my own business and the next thing I knew I was lying on the concrete floor, dazed, with blood dripping out of my skull. I had been walking in an area where parked cars pretty much forced you to walk and it had some pipes hanging from the ceiling there. Well it turns out my head struck the bottom edge of a bolt on a pipe hanger and I had torn a pretty good gash in it. I'm 6'3", which is taller than most, but certainly not tall enough that I would need to watch out for obstructions as I was walking through a parking garage.



I went to talk to the manager and her first response to me was "Well that's never happened before, what do you want us to do about it? in a tone that said she didn't think they needed to do anything about it at all". Gotta tell you that was not what I was expecting to hear. She never even asked if I was okay. We mutually agreed it was better for me to move out. I know I let them off easy but I'm a live and let live sort of guy and just wanted to be done with them.



So other than there being a lot of single women living there, I would never recommend anyone signing a lease at that place.
