Outsiders found Irvine homes cheaper compared to San Gabriel Valley in LA County

Within last 2 days, I received 3 phone calls from 626 area code to request home showing. They stated they were attracted by relatively affordable prices, good school district and newer homes here in Irvine.



Any one is willing to dig out median home prices in Temple City and Arcadia area? I don't have the data and I don't intend to prove them wrong or right. I just see it as a trend since Irvine is on #4 spot for Best Cities to Live in.

From time to time we have considered the SGV as it would enhance my earning power if I worked out of my companies regional mothership in downtown LA, as opposed to the cushy Costa Mesa satellite office. We will only consider what we feel to be acceptable comps to Irvine --- meaning they have public school districts as good, safe and clean streets, and a reasonable commute. With that criteria, the only 3 true comps to Irvine (in our opinion) are San Marino, South Pas, and Arcadia (Pasadena schools suck).



San Marino is WAY more expensive than Irvine --- rightfully so --- about $900k is the cheapest house in the entire city. South Pas is also priced well above Irvine, although you can find more *reasonably* priced smaller old homes and townhomes there, as compared to San Marino. Arcadia seems to more closely mirror Irvine pricing, but is definitely the least desireable of the three, IMHO.



Each time we have looked we come up with the same answer --- there is no place like Irvine in LA County, period. Maybe Calabasas or Santa Clarita have some similarities --- but those places are sorely lacking in diversity or location. I'd rather make a few less bucks and have the life I want, anyway.

san gabriel is where a lot of asians ended up moving to in the 80s-90s because it was nicer than chinatown yet everything was accessible by walking or by bus. Not saying that's the main reason why it's more expensive than other places but it's a premium that people paid for. But then it got to a point where it priced out a lot of people and now the place to be was Rowland Heights. True the schools in irvine are a lot better but in San Gabriel you can get $3 pho =)
 
CK, you could live closer to Sinbala, so when it reopens you can have all the goodies you ever wanted. I have noticed that Arcadia and Temple City have a lot of older lots. So when you drive down the streets you will see an old small 1500 sq foot house then a couple 4000 sq ft+ houses. However, if you are on the North side of the 210 and Foothill, there are some very nice neighborhoods there. There are a lot of houses over 3,000,000



I saw that San Marino is the 48th most expensive place to live in the US according to median home sale price in 2007 (1.55 million)

I have a friend who lives in San Marino and I can say that I really like it there. The houses are amazing. On his street there is no one across from his as he lives on a lot lower than the person across from him but the street is still large enough to have cars parked on each side and still have it a two way road.



A family member lives in the neighborhood surrounding Ritz Carlton in Pasadena, and that neighborhood is amazing. My GF and I would just drive around the neighborhoods looking at all of the beautiful houses. Unlike Orange County, the houses are different not only in color but in design! wow, haha.
