Orchard Hills is a 4,000-acre planned community within the Irvine Ranch. The setting of this community is a historic ranch land with rolling terrain and the Lomas de Santiago Ridge as a majestic backdrop. The plan preserves and incorporates many of the existing natural and manmade features of the land. Decades old eucalyptus windrows and 500 acres of avocado orchards, the highline canal; a gravity fed irrigation system and the Rattlesnake Canyon Reservoir have been integrated into the four proposed neighborhoods to maintain the lands heritage. 4,500 single family and multifamily homes and a 125,000 square foot retail center are planned along with numerous parks and recreational features. The highline canal will serve as a trail that spans the community linking neighborhoods to one another and connecting passive and active recreational features. The collaborative design team includes Bender & Associates, JZMK, EPT Design and Gerald E. Ervin, Architect.

Now THAT is what I am waiting for. But in the interim, Tustin Ranch at the bottom of the picture is certainly tempting...I hear a child can get a pretty good education at Peter's Canyon Elem (bottom center). <!-- s;) -->;)<!-- s;) -->

I think you estimate right, IAC. And that will be too long for us to wait, most likely. We are currently engaged in light negotiations to buy the home we have leased for the last 14 months --- we like the current rate environment, and the tax credit is also nudging us to get it done. We are tired of waiting like everyone else, and are somewhat resigned that Irvine is probably never going to slip to the number we hoped for. That said, we can afford to buy our place, and most importantly we love it and don't want to lose it.

If in 3 or 4 years the market (and our pocketbook) is in a spot that we can move up, Orchard Hills and Tustin Ranch are the only two places we would ever consider. Me thinks Orchard Hills is going to be a spectacular community.

Best of luck with your purchase. If the timing is right for you and you love the place, go for it. I am sure you and your family will be happy.

As for me, I will probably sign another 1 year lease on our home and see what happens in the 2nd half of 2010.
 
Can anyone point me to a map clearly (and reliably) showing the boundary of Orchard Hills?  I found thishttp://www.city-data.com/neighborhood/Orchard-Hills-Irvine-CA.htmland,needless to say, it looks a bit convoluted and not a little confusing.  Google Maps shows a shading in approximately the same borders http://maps.google.com/maps?ll=33.742756,-117.740822&spn=0.102632,0.218182&z=13, but again I don't know how accurate this info is.
