Orchard Hills VS Hidden Canyon?

If you are looking for a brand new home btw 2-3mil in irvine only, which one would you buy?
Lavita/Trevi/Amelia in Orchard Hills?
Or Marbella/Capri in Hidden Canyon?
I am going back and forth million times everyday and about to explode. Would really apporeciate you smart people's thoughts.
(Some might say, "i'd go to newport coast/beach, but i'd rather stay in Irvine in either one of 2 communities)
 
For me it would be Hidden Canyon, it will be closer to work for us and less pedal to the metal to pick up our daughter by 6pm.  Either way you'll get fleeced with MR/taxes with these new homes.  But I rather have my money go to IUSD where I will be viewed as UNI cash cow versus TUSD bleed 'em dry because we can't tax anyone else in Tustin for our schools suckers.

At $3M, you could easily snag a Turtle Ridge property and knock down some walls to achieve the open space concept, and still have a few bucks to spare.
 
Why the heck would anyone buy OH if they could afford HC?  South Irvine > North Irvine.  Crappy santa ana winds in the hills and hot in the summertime.  Unless you need the extra sq footage, I would go HC.
 
We went through this exact same struggle in making our decision. Ultimately, we chose Hidden Canyon. Toll Brothers always do a great job with the home design and this is no different. The location is not as central as Turtle Ridge but it's much more accessible to the 405 and 5 freeways. HC's price per square foot is better than all the high-end resale today. The fact that it's zoned to University High in IUSD doesn't hurt. Finally, we like the community's feel and the fact that it's surrounded by nature preserve.

As for Turtle Ridge, we really like its central location. It's a beautiful community surrounded by many mature trees. Some of the homes have fantastic views of the city. But, price per square foot is significantly higher. The houses are really showing their age in terms of layout and design. They don't have the open, bright feel of the newer homes with big windows.

Orchard Hill is nice but we felt the location is a bit too far inland. It definitely feels a few degrees warmer. Beckman is a good high school but, frankly, for best resale value it's still better to be Irvine school district. TI members are far more knowledgeable than the typical buyer so to maximize future buyer pool I'd rather be in IUSD.

a lot of good points made about temperature variations. Orchard hills will definitely be a lot warmer while hidden canyon will have some coastal breeze.  ultimately I would go with whatever floorpan works best for your family but its important to get a feel of the home in the model home to see what feels right to you.  Personally i thought Amelia and Trevi home felt a little "cold" like a museum and didn't have that home vibe that was present in brookfield La vita.  The motor court on La vita tho is a real downer.  Hidden canyon does have a nice location but not so sure about the toll brothers products.  The baker ranch products wasn't impressive.  Over all what felt right to me was brookfield La vita although it was in a motor court, It had the gated community, it had easy access in and out to culver..nice floorpans, good quality build and close to heart of irvine.

Even though you don't like the motor court feel, you still bought it? #confused

 
yes, given all the options between hidden canyon-toll brother product, the amelia-trevi homes, and brookfield la vita.  overall  la vita is the winner despite the motor court. I'm stating this as my personal preference if I had to choose among all these homes.

I'd second this. Amelia and Trevi felt more like the lobby of a hotel than a home.
 
Trevi is nice but the finishes seem to be very ok. However, the homes are larger than HC if that is what you are looking for. However, it does feed into TUSD (if that is an issue for you). HC in my opinion is overpriced for what you are getting. Not very many view site homes, outskirts of Irvine and most likely Uni High now but long term will probably be moved out of Uni again (again, if you care what HS you are in). Also, I question all the pre-sales going on right now. With all the cash buyers getting priority right now you have to wonder how many are FCB's. Quail Hill has a better location, looks beautiful, and there is a lot of discussion of gates being put up esp. in the high end areas on top of the hill. I would buy now and get in before the gates are up. One the gates are up the prices will go up on average 10%. I also like the location and community of Turtle Ridge. However, I agree that the floor plans are strange. Also, look in Turtle Rock. The Summit has nice lots and is also gated.

I doubt they can gate QH. Where will they gate? Right before Balcony and Luminous? Or the entire SFR area before Bottlebrush and Treehouse?

You would have to set up a sub-HOA for that area and then those roads go private.
