Just went to see these today - I really like them, ESP Plan 1 was so open. The homes are quite large 3500 to 4000 sqft and the lots range from 5000 to 14,000! Really nicely staged as well. They're opening up phase 4 next week.

Any thoughts on these? I was actually pleasantly surprised.

Plan 1was very nice.  Phase 4??  So they are selling very well?? Better than Saviero??  Based on previous comments I thought KB was a CRAP builder.

Plan 1was very nice.  Phase 4??  So they are selling very well?? Better than Saviero??  Based on previous comments I thought KB was a CRAP builder.

The model home always looks nice.  ;)
 
They're nice, kind of a bigger Garden Hill with better layouts and options.  The phase can be misleading if they're not releasing a lot of homes in each phase.  Some lots are huge.  I would worry about toll road noise on lots close to the toll road.  And you're right, KB doesn't have the greatest reputation, in fact, I would say one of the worst.
 
Sales lady said 6-8 homes per phase. Yes I asked her about the toll road because it's in the backyard of the models - I could practically see the cars drive by - it's that close. But of course she said it's not a very busy toll road etc etc..

Why does KB have a bad reputation? The homes looked like they were put together nicely - as expected I guess for the models. I definitely liked the layouts much better than saviero.
 
The KB plans are nice, according to the wife.  One nice thing about these homes is that they come with Sunpower solar panels standard. 1.5 kWhr system, nothing big, but these are very expensive panels and will last well over 30 years and produce power even after that period.  We were looking at Plan 3 because of the High Heat Prep Kitchen.  Also a retreat room on the downstairs bedroom.  Of course the tandem garage is sacrificed in lieu of the Prep Kitchen.

The build quality of the model homes were good.

Messina also includes a 1.8 kWhr Sunpower system standard with an option to upgrade to more panels.  Seems like a growing theme with all new builds.

If you are talking about Orchid Hills Grove (Gated Side), all of these houses fall under the Tustin Unified School District territory.  I have nothing against Beckman as it it rated a few points over Northwood High, but from a resale perspective, it doesn't help.  All houses at the Groves will be TUSD.  I don't think my kids would do well at Northwood because when I see the kids crossing at Northwood, it is amazing to see them as professional students. 

The district cut off line is Culver Drive going on a theoretical straight line.

GH insists that KB's bad reputation is caused by their customer service. The homes itself are well built really if you look at it. What you see in the model is pretty much the exact same quality they use to build out the other homes.

Also it depends on the trades they get. One of the site superintendent told me Standard Pacific (or was it CalPac - i can't remember..) subcontracted some of their work to KB.

Probably not much interest on this board but here's the latest on Vicenza.

48 sold, 17 available

There are 26 home sites left but I think 6 of these are already spoken for.

Thanks.  Price looks flat (or possibly lower if these includes upgrades).  They sure have some large lots.
