For those of you who have been waiting for Orchard Hills, the waiting will soon be over. Good luck on being able to afford it though. Word on the street is that The New Home Company will be one of the first developers, starting construction in early 2014. There will be at least 2 TNHC neighborhoods with the smaller one starting around 4000 sqft on premium lots. There will be Mello Roos, around the same as new large single family homes in Woodbury, Portola Springs and Laguna Altura ($6-7k/yr.) I'm thinking these homes will no doubt start at $1.5M+. What do you guys think, will the wait for OH be worth it?
 
What? I thought bio tech is the future... BIG bucks.

Sidebar: Over the weekend I was watching clips of the Tour of California bike race and I found it ironic that the main sponsor is Amgen, who makes EPO, which is the most used doping substance for bikers.

Personally, I don't really like the Orchard Hills location. I know PatStar does... but he's the admin at TalkSGV.com now.

Well, the fact that TIC is opening it up to other developers is one good sign. Another good sign is that TNHC is a builder. If Cypress Village motorcourt homes are $900,000, I have no doubt that these homes will easily be at $1.5 million for starting, if not higher. TNHC's homes at Lambert Ranch in that sq footage range are around that price. Mello-Roos at OH will be very unattractive.

Where, BTW, are these rumors from? Rumors are just that.

You're right. Biotech is the present and the future of medicine. In terms of big bucks, I'm not going to get into details but it can be very lucrative. Mostly because of stock options and grants.

Amgen sponsoring the tour of California is very ironic and I'm surprised they're allowed to continue to do so in light of the recent scandals around epo. But then again, it always comes down to $$ and I doubt there are companies lined up to sponsor a bike race these days.

I really like OH's location especially the Irvine portion of the land so we'll see what gets built there. I don't know which side TNHC will be building on. I think $1.5M is wishful thinking, it'll likely be much higher.

Considering on what they are pricing The Branches and The Willows, the price tag will be closer to $2M.

My former sales person at TIC is saying that Orchard Hills is looking at a late 2014 start.  They are positioning that neighborhood as the "Bel Air" of Irvine (Carlton and Hillary not included).  $2M+ starting size to get going in there, and the lots in the back will be closer to $4M.

So if you have been waiting to buy something at that price point, you are in luck. 

My thinking is that they are going to move forward on this, since they have nothing at the ultra high end at the present.  If you consider what Lambert and now LaCresta are priced at, they should be able to extract such a dear price from folks.

Hmmm.... $2M+ for homes right along the 261 Toll Road, initially no IUSD schools, and all in a high risk fire zone. You can't even call it a "Coastal Canyon" community. Unless they increase the number of view lots, this might be a hard sell. If Laguna Altura is any indication of TIC's execution of a luxury community, TIC should sell this to another developer.
 
These bastards are going to put 4,000 sq ft homes in clusters of four to a California court and sell them like hot cakes for $2M each.

Me too! Toll bros really build luxurious homes unlike IP!
