Options to Pay property taxes

Experts, maybe its very simple question, just trying to understand how it works so we are ready :)

We are moving into our new house on 12/10 in Irvine, wondering when we will have to pay property taxes and HOA due. I believe there are two options to pay property taxes
A) Monthly
B) Two installments ( NOV and April?): This part i am not sure

So in Dec will we have to pay taxes in advance or can we wait until next cycle ( April 2015)?

Any help would be greatly appreciated.
 
Have you gotten your GFE (Good Faith Estimate of Closing Costs)?  The in-house lender should know the answer. I'd guess that they'd have already made the November payment with your portion of the December property taxes being paid at COE (close of escrow) and you'll owe the February payment for the 2nd six months directly to the County.
 
For monthly, I believe that's only if your impounding because I don't think OCGov has a monthly options.

They have:

1. Pay it all when due.
2. Break it into two payments (Nov/Dec and April).

the payment due 12/10/14 is for the months of July 2014 through December 2014. the payment due 4/10/15 is for the months of January 2015 to June 2015. The tax year is july to june. the amounts due at 12/10/14 and 4/10/15 are calculated based on the value at 1/1/14. as IHO said, the county property tax website does not allow monthly payments, if your loan as an impound account you pay the monthly prorated amount into your impound account and your loan servicer will pay the property taxes to the county and will also handle your home insurance policy.
