opinions on cities in N. OC

We are looking at houses in Seal Beach, Los Alamitos, Cypress and La Palma. I was hoping to get opinions on these cities and have them ranked from most desirable to least desirable.

Having very little for the basis for my opinion other than driving through and maybe stopping briefly for a bite to eat or a cup of coffee, I would rank the cities in the following order:



1. Los Alimitos (I was impressed with the new shopping center where there will be a Henry's)

2. Seal Beach (should be #1, but I don't like the beach)

3. Cypress (that's the best place to stop for Costco gas if you're in the area)

4. La Palma (it reminds me of Anaheim which isn't very positive)



I'm curious why you didn't add Cerritos to your list. I think I would put that at #1, although they need to fix up that mall.
 
1. Seal Beach - Maintains it's small-town feeling.

2. Los Alamitos - very good school district, nice freeway access - near 605, 405 & 22.

Cypress and La Palma are tied for last.
 
Roosmoor in Los Alamito is a nice tract from the late 40's with a lot of single family detached homes. Due to the nature of the single level storybook plans the homes have been ideal for families to mature and grandma and grandpa to stay in the same home they originally bought. It is a nice old money neighborhood hidden behine Spaghetinni. Stats is a well known flourist, garden and Christmas boutique shop originated in Pasadena and a branch store is in Roosmoor. Retails are a good sign to tell you who lives there and how much money they have. Leisure world also started in the neighboring Seal Beach during the 50's to target the aging demograhic of PV then and OC today .

IF you want to walk across the street from La Palma, I would suggest living in Cerritos.



There are some nice neighborhoods in La Palma that I would not mind living in. They have their own police station, and the city itself is very small. They also have a pretty spectacular cul-de-sac that puts on a nice christmas light show every year.

My personal experience with neighborhoods that is rectangular shape and parallel to the freeways was bad. I have experienced break in to my cars many times and twice in La Palma by the Marie Callendar during my late 20's. I think a neighborhoods is safer when It is shaped like a triangle as a result from the proposed freeways at some wierd angle. Here are some examples: Virginia Country Club in LB, Floral Park in SA, Roosmoor in Los Alamito, and Old Town Tustin. The diagonal streets are confusing and not a good and quick get away for thieves. The freeway walls created a time capsule shell for the vintage neighborhoods away from the greedy developers. The preservation is another happy accident by our government in freeway planning.



Criminals like simple streets and easy freeway access after robbery. They do not want to be trapped in complicated streets.
 
i lived in cypress for 8 years



the area that i lived in was nice - closer to los alamitos then to la palma - freeway close



my sister has lived in los alamitos for over 10 years - her husband grew up in seal beach - they are renting a house in rossmoor while they build their own house in los al



rossmoor is a very nice "old style" neighborhood -- everyone knows everyone - kids all hang out together - everyone knows what everyone else is up to



they are all nice neighborhoods - it's just a matter of what your preference is - some areas of cypress aren't that great - los al, rossmoor, and seal beach all go to the los al school district - highly rated and very good



all three have a very small town feel - close knit community - if you end up in rossmoor - be aware they are trying to incorporate and it's going to a vote in november
