For some reason, although I'm not fond of the northerly location, we find ourselves looking at open houses in Tustin Ranch. This one was not a 3CWG but Mrs. IHO wanted to check it out because it had nice upgrades and 3.5 baths (1.5 downstairs). So how does one pronounce "Humeston"? Huuume-ston? Or Huh-meston? Hummus Town?

The location of the home isn't that great, it's not on a cul-de-sac, not an end home and backs Tustin Ranch Rd and is next to the fire station. The street feels a little crowded.

This home has the typical Mediterranean stucco exterior that most homes in Tustin Ranch built in the late 90s have, it also has some things we aren't seeing in the early 10s... a front yard and full-size driveway:

At 2100sft, it's not a huge home but they do quite a bit to maximize the space, as you enter there is a small tiled foyer (the stairs serves as the backstop) that leads to the left where there is a combo living room/dining room set up. The ceilings are vaulted so it makes the smallish space feel bigger. The living room actually juts out beside the front door to give it a little alcove space where the owners put a nice build-in white shelf.

As you walk to the rear of the home, there is a low divider wall that separates the dining room from the family room and also houses the fireplace. The owners have a nice setup where they used the L-sectional to divide the family room space from the kitchen nook area. If you can see by the picture, there is a wood bench that backs the L-sectional so it also functions as additional seating. I probably would have removed the leather recliner to open it up the family room space a little more. Bonus points for the nice ceiling fan in the family room:

The kitchen and nook are small but the upgrades are nice, stainless steel GE Monogram appliances, corian (I still prefer granite) countertops, tumbled travertine backsplash and nice cabinets. The owners did really well in utilizing all the various nooks and crannies for storage:

Next to the nook there is a small bedroom with a private full bath... which is in addition to the powder next to the stairs/living room. This is rare since most homes try to make due with just one powder or full bath downstairs. Personally, it's helpful having two bathrooms on the first floor when you have kids who don't want to go upstairs "alone" to use the bathroom if the other one is in use.

Unfortunatlely, the laundry room is a small pass through space from the kitchen to the driveway, and it doesn't even have a utility sink:

The backyard isn't very big but it has a patio cover and is mostly cement with a surrounding area for plants... no small grass area though.

The two bedrooms are obviously set up for a boy (bluish) and a girl (very pink) and are connected by a Jack&Jill bathroom. The rooms are not very big but sufficient for kids. At least the bathroom has a separating door between the double sinks and the toilet/bath to allow for privacy and simultaneous usage.

The master bedroom is a decent sized space. It has a vaulted ceiling and what looked like a hook up for a light fixture or ceiling fan.  I also liked that it has a double door entry.

The master bath isn't very big, typical shower/bath combo but at least the vanities were of the higher variety:

The master closet I would say is about medium... but it did have two door for pseudo his/hers closet (which my wife likes... although she would prefer completely separate his/hers closets).

The home was very nice and they made good use of the 2150sf. There could have probably been some space utilized over the living/dining/family area as the upstairs is basically 3 bedrooms and nothing else but then you would lose that volume feel on the first floor. If you noticed by the pictures, every room was painted and even the bathrooms had crown molding. I should have checked the garage to see if they put crown molding in there too.

The house shows very nicely and is decorated/staged well (although maybe a bit too many pieces of furniture) but I can see problems with it backing to Tustin Ranch Rd and the fact that large homes with 3CWGs closed in the same price range. My best guess on a close price is probably in the low $700ks.

If it didn't back Tustin Ranch (which actually isn't a very busy street), we might be more interested... but if we can get a Tustin Ranch 3CWG for a little more, it doesn't make sense to buy this one.
