Open House: 10 Buttonwood 3/2.5 1789sf $699,500

I was driving around the other day and this happened to be an open house which was great because I've been wanting to see it:

Not sure where they are getting the extra 100sf because the floorplan says 1695sf. What I liked about this house is the big lot, 6781sf and it was an inside corner so it was almost pie-shaped. The backyard was very nice, two patios, fruit trees, hard scape path that meandered around the grass areas and a large side yard.

But it was built in 1985 and there were very little (if any) upgrades. It's been a while since I've seen linoleum and I'm not sure if they scraped the ceilings or not but other than some paint and maybe carpet that's been replaced... it's all standard. Other than the vaulted ceiling in the living room, everything else felt pretty small. The master was nice in that it had two large master closets but it was also small and the master bathroom needed quite a bit of updating. There was no separate shower stall and the tub/shower combo was in the toilet area.

For $700k (it is also a short sale), it's a nice price for the size of the lot (one side was zero lot line for the neighbor so your side of the house was part of their backyard) but the updating that it would require (at least for us) is a deal breaker.

And that price point, it's hard to decide what to buy -- something newer that may have less outdoor space but larger and nicer indoor space. The area is very nice though... quiet and close to the pool and schools. Considering the 4/3 on Cornsilk was listed at $660k, this will probably be harder to sell at $700k as a 3/2.5.

I like that area as well but most of the homes in that area are smaller and not updated. I did place an offer on 54 Silkberry back in the summer of 2008. That was a nicely upgraded home with a large lot relative to their neighbors. The home was totally remodeled and had a great open floorplan.

It wasn't cheap but it was nice: 4/2.5, 2400sqft, sold for ~$848K. But if you bought this home, you would probably have the most expensive home on the block--which is probably not a good thing.

I took my FCB to the home last week.  The home is definitely not BK approved.  Although the backyard is large, it has a tail and ends in an angle which is very bad Feng Shui and will result in financial difficulty (how ironic, huh?).  My buyer passed on it.  It is scheduled to be auctioned on 5/22/10.
