I searched for info on this gated area but couldn't find it in this blog. Am I missing something? I didn't want to start a new post, but couldn't resist :) I think it's a former Shea Homes development?
 
Yes, it is a Shea Homes tract. I believe there are 2 floorplans and they originally sold in the 800s. There have been a few distressed sales there lately and some units have now been sold in the 600s.

I've also been watching this. This was around the peak of the bubble... Some of these went for the mid 800s and one was recently as low as 525k. It didn't sell, but they raised the price. Last I looked there were 3 units hovering around 600k. Honestly, I bet these end up going for somewhere in the low to mid 400s before we're all done.
 
the HOA fee is $250-300, but no MR, of course.



I like the area, but it isn't everyone's cup of tea. nearby industry, though walkable TJs and grower's direct is nice. don't know if you get much traffic noise off superior or ambulance noise from Hoag, though.



And I also like the floorplan. despite three floors, the middle is a big greatroom/kitchen.
 
They just posted another property in here this week at 525K. It is just under 300$/SQ FT, which to me seems like a pretty nice deal. I looked at a rental there in May, and I was impressed with the amount of space due to the bonus room in the floorplan that I viewed. Not sure how the noise from Hoag sounds at that location though. I noticed a West Newport Community Center or something like that right next door.
 
OT: I just hit up that Growers Direct... OMG! That place is awesome. We stocked up while we were there. Half the price on some things compared to the chain grocery stores "sale" price. With TJ's around the corner, Hi Times and Mother's down the street, then what more could you ask for?



There have been a ramp up in foreclosures in the 92663 area, which could make for a decent investment, but also 2644 RIVERSIDE DRIVE 92627 went back to the bank today for $594k. Sniff, sniff... what is that I smell? Fresh cheap fruit at Growers Direct and opportunity in the 92627 and 92663. I love it, even if it hurts the value of my units there, I knew they were never worth what they were on paper. It is getting close to that time for me and others here to take advantage of the opportunities.

This is the best local place for quality produce at great prices. It amazes me how many people still buy veggies and fruit at the grocery store or TD when this place blows them out of the water.



I live in the 99263 and I am waiting patiently as stress creeps into the "It's not my f-ALTs" and NegAms. You would not believe the number of professional people who thought that going IO or Neg was a good idea. Poor construction, rougher weather elements and lack of upkeep can really drop comps quickly.

It does get crowded, but I find the classical music they pipe in very relaxing...making shopping very enjoyable, plus the local talent doesn't hurt :cheese:
