I have a friend who bought a few years ago. Yeah... he's hurting.





The HOA & Mello Roos are crushing he said. Other then that, the homes are beautiful tightly packed boxes. If you can dig it and pay for it - its a nice new development in the area.





As with all recent developments, construction has slowed to a crawl and I recommend some good investigative work to see how the HOA is doing and what their budget is like. The community was going to be HUGE, but now it seems like it will be about 1/3rd the size - will that make dues go up dramatically?

I am new the forum.



I am a real person, who wants to know some feed back.



I did reed the threds, but most of them looks liek focused on how is city of orange and what to yell at night to get killed
 
Like me lot of pople are also looking for somediscussion to make sure that they are buying at righ rice and makign the right decision





There is really nothign about that community
 
The real purpose of an HOA was to govern architectural improvements to make sure it is to protect the interest of the neighborhood real estate value. Over the last 3 decades the original intent has been shifted to a totally different focus and proven to be counter productive. Since developments lack the required land for improvements no one would be able to add on other than distasteful paint schemes. HOA is really unnecessary and a totally wasteful of the homeowners money.

And a convienent way for the developer to transfer the upkeep and capital cost of common areas to the current and future homeowners of the development.

Because it was brand new, and released after the peak of 05/06, there never was a "community" there to begin with.



I think we need Graph and a Foreclosure Radar map. Oh Graphcakes! MAP, STAT!
