I haven't had a chance to visit Mirador in SJC yet, but those prices are "from the $1,000,000s". You could argue that at least Oliva will have a more central SJ location.
 
Floorplans are available for Oliva. I haven't looked at them in detail, but they've definitely got my interest.

Looks like they have some solid homes already established in that area.  New home construction in an area where "money" is already at could be good.

Saw one on willow nearly 10,000 sq. ft.

Went to Oliva today.

Generally nice homes, I found aspects in each house that I really liked. I *loved* plan 2 (the third model if you go in order). Every aspect of that home is pretty darn perfect, and is probably my second favorite New Home Company home (after Grove Plan 2 at Lambert). Yup, the Trevi homes are impressive, but practically speaking, don't serve my needs like Grove Plan 2 or Plan 2 Oliva do.

Not a buyer, because it's too far south for me. But very nice homes.

Since this is pretty close to where I live, I decided to go by there yesterday.
I too really liked the plan 2 model. 

Love the multi-fold doors that open up 1.5 sides of a room and the huge expansive great rooms.  Makes you feel like you can throw a ball around in there and not hit anything.

I liked how that semi/separate game room was on one side and the in-law quarters were on the other.

If I recall correctly, the elementary school zoned for that area sucks.  But if you live in one of those homes, you are sending your kid to the really good private school on the other side of the hill.

At least there is a big Armstrong garden store across the street from those homes and a really good authentic Mexican hole in the wall down the street.  :)

NYT, at first I thought I may have been moving too far south when I sold my Irvine home and moved to Laguna Niguel but over time I am glad I don't live in the busy streets of Irvine anymore.  When I go home from work, I feel like I am shedding that hustle and bustle. 

The only thing I do miss is good authentic asian food but a 20 minute drive gets me into Irvine to satisfy cravings.  From what I see of Irvine traffic, it takes 20 minutes just to go from one end of Irvine to the other now.

I love the Plan 2 great room. The high ceilings really do it for me. I like the optional floorplan (not modeled) for the plan 2 even more, with an additional upstairs with bedrooms. I'm sure it's a pricey option, but I would so do it if I were buying that home.
 
Olivia homes have attractive exterior elevations and the lots appear to be quite large.
