Oakcreek a bad place?

I found a 3 car garage 4 bed 2.5 bath 3200 sq ft on a 6200 lot in Oakcreek listed for just under $1M.  8 Ashford.
Seems decent compared to some of the ones I have seen in other areas like NW pointe and Woodbridge.  Any thoughts on this area?  I just don't like the power lines.  It seems like this is the only area in Irvine that doesn't run the wires underground, especially near the 405 an I d IVC area.  I was told that Woodbridge High isn't that great of a school either.
 
Bottom line:  the 405 proximity will be the biggest factor...

Ashford is actually not bad but the homes along the 405 will permanently depress home values in this area due to comps.  If you like the floorplan and don't care about resale/appreciation, buy buy buy.  But when the next bubble burst, this area will be vulnerable.  Another similar village is Harvard Square and maybe Cypress Hill but most of the homes there are not butting up to the freeway.
 
There must be something else besides the proximity to the 405.  That house has been on/off the market for years.  It's 3 levels- maybe that's an issue as well.
 
Looks like it may have been a flip?  I see it listed a few times over the years, but price is never shown on redfin.  Can't seem to get agent's contact information on the web either.
There must be something else wrong with it.
 
What is wrong with Harvard Square, other than Irvine High School and proximity to the 5 freeway.  New homes, gated, etc
 
I lived at Oak Glen apartments and liked the area, very centrally located.  I would however only buy a home north of Alton to not get the freeway noise.
 
Oakcreek seems like one of the "cheaper" south Irvine homes.  Everything else like Turtle Rock, University Park, Quail Hill is higher price/sq ft.  Oakcreek is also newer. 

Does 405 proximity affect it that much?  Quail Hill is right off the 405, but it is on a higher elevation so its more expensive?  Some parts of Woodbridge is right off the 405 but they have higher price/sq ft.
 
Woodbridge is higher because of the lakes/pools/amenities.

Oak Creek is nice, it's one of the places we look at (because they have 3CWGs).

Maybe its also the Woodbridge high school.  That's why Turtle Rock and University Park, LA, QH are more expensive = Uni High. 
I'm with you on the 3CWGs.  Did you see any good ones?
 
Not sure about Woodbridge high... But I heard this from someone I know. Her son was getting bullied by "rednecks" and had to transfer to uni hs. Rednecks in irvine?  Not sure but that's what they were referred as.
 
Transferring lets the bullies win... I would take it up with the teacher, principal and then the parents.

If that fails... weights, martial arts lessons and then "Bully Sandkicker Comic" time. :)

8 Ashford was on the market awhile.  The owners live in India and I believe it was a rental for a couple of years before they listed it for sale.  That 3rd floor loft was really nice and the secondary bedrooms are really good size.  It has a great floorplan.  The biggest downside was the freeway noise which you could hear inside the house with the windows shut.  Forget about spending time in the backyard.  I heard they received several low ball offers before finally getting a serious one.  If it was in a different location,  it would have sold fast.
