NP vs NWP

NP feels newer and nicer but the homes are generally a bit cheaper price/sq ft compared to NWP.  Both are guard gated but I feel that NP has a more prestigious feel when you enter the gates (long driveway, higher gates, etc)  Other than the Irvine school district, why is price/sq ft higher in NWP?
 
NP is closer to the toll road.  It seems like more of a destination-  whereas NWP seems like a neighborhood inside of another neighborhood.
 
I really like the Hicks Canyon trail next to NWP. NWP also seems very quiet and peaceful.

Biased because I just bought there. :)
