<p>Came on the market last week. Near Northwood high. The owners bought in 2/06 for $1.2M. Listed now for $1.299.</p>

<p>looks like the property only has a $800k first mortgage.</p>

<p>Any guesses on what it will it end up selling at?</p>

<p>If Puerto came on at $1.1M it would be in escow in days I bet. It's very nice inside and is on a huge lot. Based on the purchase price, my guess is they did the remodel after the '06 purchase so their cost is $1.3-1.4M.</p>

<p>If they are willing to do gown to $1.05-1.1M, they'll sell that puppy quick.</p>

<p>Heck, for $1M flat, I might buy it...</p>
 
dont get me wrong the property is nice. and you may be right abou the sales price. unfortunately you wont see any appreciation above 1mill any you will have overpaid. buy it if it is your dream house only and you dont care that you overpaid!
 
<p>Don't forget, you can almost put three Woodbury lots on that one lot alone IR... All spruced up inside. You think Villa Rosa can move for $1.1M and this bad boy isn't worth over $1M?</p>

<p>For the same price, I would take Puerto over a Villa Rosa Plan 2 every time. Now if Lennar was willing to give me a 5% 30-year jumbo I'd be willing to reconsider... </p>
 
It is a large lot, but the size is a bit misleading. If you look at the overhead, it is a wrap-around that encompasses a lot of space on the cul-de-sac. IMO, it is a lot of maintenance with little utility. Somebody may pay over $1M, I don't know.
 
<p>My co-worker lives in the neighborhood, and there's another house coming on the market a few houses down from this one on Rincon. Haven't seen it on MLS yet, recently upgraded too. </p>

<p>He felt the one on Rincon should be about $885k. These houses should all be fairly similar.</p>

<p>You are correct, the remodel was completed after the purchase in 06.</p>
