Northpark Square the ugly stepsister?

Perhaps this has been discussed before, but I've noticed that the few Northpark Square homes for sale seem to be selling at a discount compared to other homes that have recently sold.  What are people's opinion of the area, and does anyone here live there?  The homes for sale are at least as nice most of the other similar resale homes available with decent size lots.  I know its TUSD but so is Northpark.  Are a few more parks and having a guard gate worth a $50-100/sq foot difference? Perhaps at these prices those things matter more?

I used to live there. The area wasn't bad. It has a nice park and direct access to the mountain to seas trail. We lived in a 3 story place with the man cave on top. It was too tiring going up all the stairs and it got hot on the third floor. Sukhee Kang used to live like a block away. Not sure if he is still there. There was definitely a vibe as the redheaded step child to Northpark

I don't think you can count the third floor as a equivalent $/sqft compared to other homes that are 2 stories.  If you look at other recent pending homes that are 2 stories at Northpark Square, the homes are being sold at $400+/sqft.  The 2,400 sqft Camelia models are being sold at close to $1 million.

Check out 11 Longvale, 50 Masterson, and 18 Spyrock all sold for $400+
