First time home buyer. I'd like to put in an offer on a house that has been sitting on the market for a few months. Based on my research, I feel I know what would make a competitive offer to the seller. Without a buyer's agent, do I flat out ask the listing agent to take me on in dual agency and ask for a commission rebate? If so, what is a reasonable rebate (the listed price is approx. 1.7M)? Is that tacky or expected these days? Of course, I could also just get whatever agent that pops up on Redfin. Advice?
