Got a flyer for PS in my OC Register and it has a map for new tracts:

1. We already knew about Casero which is in Enclave 2 (south side), west of Primrose.

2. It looks like Los Colinas got more land as they will have a new phase release in the fall starting at the high $900ks

3. Enclave 1 (the north side) will have 2 new tracts between Palomas/Los Colinas and the toll road:

The Sevillas have the front garage (one plan has a side garage) but not sure if they have driveways. I want to see what the IronWood ones look like.
 
So I got another promotional email from TIC regarding an Oct 2nd event for PS: Portola Springs Fall Festival. They will be introducing up to 15 model homes (some new, some old). The usual freebies plus free pumpkins for coloring.

I was curious if the Sevilla project by Van Daele homes will be a motor court? The artist renderings of the elevation give the impression it is a detached product with a driveway and real sidewalk. If it is a truly traditional setup with a backyard, driveway, and real sidewalks, I would be pleasantly surprised--especially at the "high $500K" price.

I saw the TIC Sevilla today too and also noted the berm/sidewalk/driveway render.

I also want to check out the redesigned Los Colinas models, Plan 1 esp since they made it a 4bedder and added a retreat to the master.
 
I think the floor plans of Sevilla are pretty nice. The starting price is attractive too.
But too bad it's in Portola Spring...

Location wise, I think PS will be more desirable than WB in the long run. But having the Sevilla home on a motor court would be too much of a compromise for me.
 
Has anyone figured out if Seville is a traditional SFR or if its on a motorcourt?

The location may be suboptimal given is proximity to the highway
 
I think it has to be some type of motorcourt configuration with pods of homes as the Plan 2 has a side garage. The Interactive Map looks like they are in pods of 4 or pairs.
 
It actually may be a traditional no-motorcourt setup.  By looking at the renderings for Plan 1 and 3, it has a front facing driveway with sidewalk.  For the plan 2, while it does have a side garage, they could pull a Los Arboles Plan 3, or make it have its own long driveway.
 
I say it's motorcourt with plan 2 front door facing the street so you get the "curb" appeal.  Plan 1 in the middle and plan 3 at the back of the motorcourt.

It was nice bumping into you yesterday unexpectedly.  :)

The fire truck noise is not bad. It's pretty infrequent that they go out on a call and the truck doesn't leave the station very much besides that, as far as I can tell. I'm as close as you can possibly get to their route and I hardly notice them. I'd say on average, I see them respond to a call about once a week (that I hear or see) and every few days at the most.
 
Wouldnt the fire truck go westbound on portola most of the time anyway? Unless they are going to woodbury or portola i cant imagine them going east on portola that much since there arent many people there.

The VanDaele website on Sevilla states as follows:

"Home sites will be arranged around a private auto court with select homes situated on larger lots."  I think the "private auto court" is a motor court.http://www.vandaele.com/neighbourhood-intro-page/?id=589

Hey it was great seeing you as well :)

Hearing a fire engine once a week seems like a lot but maybe it is something you can get used to?  I was curious since a lot of the newer lots at PS seem close to the fire station.

Renderings are just renderings.  They can only go so far.  Besides, I couldn't tell what you were talking about from the rendering.  TIC has always been about profit maximizing.  I wouldn't dream of them being nice to the consumer.

I knew those renderings were too good to be true. Oh well...I will have to stick with resale after prices soften a bit more.
