I listed a beautiful Sheridan Place Plan 2 town home in West Irvine on MLS earlier this evening. The town home is an end corner unit with a private side yard (no one behind) with 1,573sf of living space and has 3 bedrooms and 2.5 full bathrooms. No showings until Tuesday the 28th and pictures will be posted up on Tuesday. I priced it $650,000 to move fast.

I'm even a little surprised with all of the views and saved favorites in a day (over 40).  That being said, there are only 2 other listings in West Irvine so the lack of inventory is also helping. 
 
I think USCT's pricing strategy is one of the best selling point.

A very reasonable priced home that are close to comp really stands out among all those WTF asking priced ones.

Pic of the home is not even out yet and it's already a "hot home", awesome!  Multiple above listing offers coming your way.  :)

Wonderful?.....wonderful....wonderful wonderful!!!!!!!!!

I dislike fluff.
as my writing teacher in jr high use to say..."show don't tell".

Great question so in 2016 I had 12 closed listing transactions.  Out of the 12, 8 properties above closed the list price (one of the other 4 was my home that I sold to my client via a pocket listing).  Of those 8 that closed over the list price, I priced 4 of them slightly below market comps and priced the other 4 at or slightly above market comps. 

In 2017, all 4 of my listings have/will close above list price (Magellan, Inglenook, Wesley Way, and Granite Path) and I fully expect that Ardmore will close above as well.  Magellan and Ardmore were priced slightly below comps while the other 3 were priced around or slightly above the previous model match closed comps in late 2016.

I am a numbers guy.  haha  The seller instructed me to list the property before we had the pictures for it (they are getting the home ready for pictures and showings this weekend).  I promise to have some WONDERFUL pictures up on Tuesday.  ;)

Oh, for sure on this one IHO.  I wouldn't be surprised if I get 6-10 offers on the home.  But there is a reason why we priced it like that...it's to go FAST.
 
USCT, pics look great.  Do you hire pro or do them yourself?  Btw, you are one of the few agents that doesnt plaster your mugshot everywhere like on the virtual tour site :)

Thanks, but I can't take all the credit.  I know what I'm good at and photography is not one of those things so I do hire professionals to take care of the pictures and virtual tour.  Hiring a professional to handle the pictures is one of the best marketing investments that a realtor can make in today's internet age.  Forget the flyers, door hangers, and signs....it's the pictures that get eye ball views which turn into butts in the door which turn into offers.

I guess I like to be lower key when it comes to putting up pictures of myself everywhere, maybe why one of my sellers called me a stealth hitman realtor.  haha  I like to have people focus on my results instead of my mugshot.  :P

Yeah you should, they are very yummmmy.  Just remember to say hello and let me know that you are a TIer as I put the treats away.  ;)
 
Wow, had 42 buyers come out to the open house today...it just was constant traffic.  Soylent did help hand out the flyers as I was being asked questions by interested buyers and he brought some waters.  We got 2 more offers in today so now we are up to 5.  It's going to rain a bit tomorrow so I expect to get less folks coming by tomorrow.
 
Only 21 buyers came by for the Sunday open house but that's still damn good given the rain.  A few buyers came back a second time.  There were 2 more offers that came in today and I will be going over all of the offers tomorrow.
