I just listed a gorgeous Santa Cruz Plan 3 detached home in Woodbury East on MLS a few minutes ago.  The seller came to my open house at 43 Splendor and was interested in speaking with me about listing his home for sale due to my success in selling 39 Splendor.  The home has 4 bedrooms and 3 bathrooms along with 2,300sf of living space.  The home is priced at $850,000 for a fast sale.  The same floor plan with closed at $870k recently.  The seller will review all offers next Monday.  PM me or email (mmania001@yahoo.com) if you are interested in seeing the home.

I'll also have an open house this weekend on both Saturday and Sunday (August 29th and 30th) at 1-4pm.

3 offers came in within 24 hours, including an all cash offer and a 1031 exchange investor offer.  Counters have been sent out to all 3 buyers earlier today (due back Thursday night at 10pm).

No, only interior space can be included in the square footage of a home.  There are a few Santa Cruz Plan 3 homes that did a conservatory room and their square footage is around 2,500sf.

Haha.. I know. A 16xx sqft home on my street is listed at 18xx because they included the california room.

Plenty of shady listings and plenty of rounding up.
 
Got word from escrow that the loan funded earlier today.  The closing price of the home is $861,000 or $11,000 over the list price.  Congrats to both the seller and buyer.

Woodbury brings good value, it seems. Can you tell me why Woodbury homes typically sell for less dollar/sqft than Stonegate or even PS? It seems SG homes are selling for 450/sqft average while Woodbury is less. I never can figure out why.

 
Also some of the homes are a bit older than SG and PS. And currently it's zoned for Irvine high whereas SG and PS are zoned for northwood high. Obviously will change once new HS opens up but some people don't necessarily know that or they may have HS kids now.

Good question.  Remember that this property is located in Woodbury East which is located East of Sand Canyon.  One of the reasons why homes in Woodbury East versus Woodbury or even Stonegate or Portola Springs is that there are less amenities due to the size of the community, no school within walking distance without having to cross a major street, and Stonegate and Portola Springs have slightly better ranked schools.  It also depends on the floor plans...the ones in Stonegate (San Mateo, Maricopa, Mendicino, etc) seem to be more popular today.  Remember with real estate, perception can become reality very quickly.
