I wanted to give everyone the heads up that I'll be listing a William Lyon Clarendon Plan 2 townhome in Columbus Grove (Tustin side) this coming week on MLS.  The home will be range priced from $590,000 to $630,000.  PM me or email (mmania001@yahoo.com) if you are interested in seeing the home.  I'll also have an open house on Saturday (19th) at 1-4pm.  Hopefully I'll have a few of you guys drop by and say hello (I'll have treats).  Pictures and the virtual tour are up in the link below:

50% appreciation in two years? Did the owners do any renovations?
They purchased it as a short sale after being in escrow for many, many months hence the low purchase price.  I believe they put in the laminate flooring and painted since they bought.
 
Wow, talk about buying/selling at the right time!  Too bad for high HOA ($407) and MR ($4200) or else this would be an easy sell. :)

The total HOA is actually $399....$239 for the sub-HOA and $160 for the Columbus Grove HOA.

Haha  Always nice to bump into fellow TI'ers around town.  I'm used to the sound, it's music to my ears.  Besides, I dropped 50+lbs off the car by dumping the side and center mufflers.  >:D

I've got a property just down the road from here I'm looking to list in the next week or so. Its the other William Lyon property there. Ainsley Park Model 2. Its the side facing the park. I'm looking to do a list by owner but willing to pay for buyer's broker. If you have anyone stop in that's interested, shoot my a line.

Yeah I have a few buyers who might be interested (depending on price).  Check your PM.

Looks like we ran into a flaky buyer who didn't provide proof of funds.  Back to the drawing board. 

I'll be having an open house this Saturday and Sunday from 1-4pm if anyone wants to drop by and say hello.

Thank you for the kind words.  I try to be a good deal marker where my clients benefit yet the other side gets a fair deal and treatment.  No games, no lies, no BS.
