I listed a turnkey Chelsea floor plan Auburn home on a premium corner lot in Stonegate on MLS yesterday. I sold this home to the owners back in 2021 when they came to my open house when I had it listed back then. The home was built in 2017 by Richmond American Homes. The home features 4 bedrooms, 4.5 bathrooms, and upstairs loft with approx. 4,000sf of living space. The HOA is only $152 per month and the Mello Roos is approx. $4,500 per year which puts the property tax rate around 1.15% at the list price of $3,388,000.

I'll be hosting the open houses next Saturday and Sunday (Feb 15th and 16th) from 12-4pm.

Awesome primary suite and covered side outdoor area. Looks like a nice lot with no rear and only one side neighbor. From what I can tell from the pictures, the house looks well cared for (healthy and well maintained plants, no major stains outdoors or in wet areas).

Stonegate is one of my favorite Irvine communities due to the insulation from high speed roads, interior elementary school, and proximity to the Woodbury center which includes a flagship Ralphs, Trader Joes, a variety of restaurants, and other shops. Easy access to the 133 toll road if you want to bypass surface streets on the way to the 5 or 405 is a plus too.

$847/sqft seems like a fair ask given the premium lot when compared to the closed sales on 66 Hearst and 57 Westover.

What I liked:
* Bedroom and full bath (with walk in shower) on ground floor for grandma
* Open floor plan on ground floor for kitchen-dining-living room
* Home office area on 2F
* "Family room" on 2F that can be used for kid's play area, to keep your ground floor living room clean and free of piles of toys
* 2 car garage with full driveway
* Some yard space for container gardening. Raised planters already installed against the wall.
* House situated next to to lawn area on one side.
* Walking distance to a reservoir nearby in case of emergency.

What I disliked:
* Ground floor bathroom with shower does not have window. It does have a ceiling fan.
* The area in kitchen behind the fridge could have been made into walk in pantry closet.
* Considering the position and wall thickness where the fridge is situated, I suspect it might be one of those thin models (?).
