I just listed another upgraded Brookerland Plan 1 Baker Ranch condo in MLS.  The Seller of my 118 Wild Rose condo referred me to this Seller.  The condo approximately 1,300sf of living space and has 2 bedrooms and 2 full bathrooms built in 2014.  We have priced it aggressively to sell fast.  PM me or email (mmania001@yahoo.com) if you are interested in seeing it.

Hopefully it won't be as hot next weekend as it was this past weekend, but I'll have waters and treats and the AC on.  ;)
 
Good turnout this weekend despite the warm weather in the upper 80s with a few TI members dropping by, including SGIP with some ice cold waters.  There were a few very interested buyers so I'm expecting a few offers soon.

Oh and Redfin has labeled it as a HOT HOME now.  >:D
 
Got word from escrow that the loan funded and that we are set to record this afternoon.  The sales price for the condo will be $518,000.  Congrats to the buyer and seller. 
 
Wow the demand for cheap Irvine 2-3 bedrooms is really strong.  Probably due to a bunch of 1st time home buyers looking for something affordable in Irvine.
 
I am curious. When you are posting these condos, do you incorporate the repair cost into your price, or does the cost go to the buyer after they purchase?

If the seller provided the buyer an escrow credit for repairs, then there's a section in the MLS where you put concessions and another to explain the concession.  With these newer condos, there are only very minor repair items that can either be easily repaired or the buyers aren't too concerned about them.  In terms of the listing, the property is listed "as is" and it is up to the buyers to do their due diligence by getting a home inspection.  If repair items are discovered, the buyer can put a request for repairs to the seller and then it's a negotiation from there.  Hope that answers your question.

Yeah, seems like the market sub $800k is fairly strong both in and out of Irvine with 1st time home buyers looking around as their rents are getting increased.
