I listed turnkey 3 bedroom detached condo in Foothill Ranch on MLS earlier this afternoon.  It has approximately 1,400sf of living space and features a private yard.  The condo has a low HOA of only $109/month and low Mello Roos of $325/year.  The listing price is $550,000 and is expected to sell fast.  PM me or email (mmania001@yahoo.com) if you are interested in seeing the home.

Nice listing, didn't realize the detached condos in Foothill ranch had their own drive ways

Just curious, what's the rental comps for something like that? for foothill ranch?
 
Stepping outside of Irvine really opens up "affordable" housing! Excellent staging - even the kids room looks great. Front yard bigger than a large majority of SFR that have been built during the past 10+ years.

Will try to stop by but have to be stealthy - don't want to blow my Irvine cover. 
 
Made the "hot house" Redfin designation as well.

$2650-$2800 is pretty much where this unit would rent. Some of the newer 2br apartment blocks in RSM are at $2200 and that's without yard/garage.

Most of my listings have a tendency to become "hot homes" on Redfin.  ;) 

Now you guys got me thinking about maybe buying it as a rental.  haha

Can of Lysol on the toilet, trash bags on a bench in the master bedroom, electrical cords all over the place...  sorry Martin, this is not one of your better ones.

For clarification...the home is NOT staged.  The sellers were partially moved out when the pictures were taken (the sellers wanted to have pictures done with some furniture in it showing it as lived in).  They will be fully moved out today and the home will be entirely vacant.

Yeah, it's classified as a detached condo.  This condo looks like more like an SFR because it's off the street on a corner lot and has good curb appeal with only one neighbor.  The Mello Roos on it is only $325/year or about $27/month. 
 
Good turnout this weekend at the open houses, despite the drizzle this afternoon.  A total of 6 offers are in so far.  I'm meeting with the seller tomorrow morning to review all of the offers.
 
Offers kept trickling in.  All the offers came in over list price and best & final counters have been sent out with a reply due back by Wednesday at 5pm. 
 
Got word from escrow that we officially closed and recorded this afternoon.  The sale price was $580,000 or $30,000 over list price. 

Little back story on the transaction, I represented one of the buyers who I met at the open house.  They had asked if the seller would allow them to match the highest offer and the seller agreed.  Unfortunately, they were not willing to match the $580,000 offer (all cash).
