I listed a nicely upgraded Brio Plan 2 condo in Beacon Park last night on MLS.  The home was built in September 2016 and features 3 bedrooms and 3 full bathrooms with 1,963sf of living space. The home is listed at $799,900.  This is a carriage unit condo with all of the living space on the second floor.

Looks like it first sold in 2016 - was that from the builder or was that the first resale and this would be the second?

$13K in property taxes!! Gotta love it.

PS which day is the most popular for open houses? Saturday or Sunday? Want to stop buy to see the crowds.
 
The seller is the original owner who bought it after Shea Homes listed it for sale on MLS in 2016.  The Mello Roos on the home is $5,325 so the property tax would be around $13k/year at the listing price. 

Historically I have noticed that more buyers come out on Saturdays to open houses vs. Sundays.  The busiest times seem to be 2-3pm and then that 15 minutes before to after the open house period. 
 
Too bad I didnt see this before the weekend or could have dropped by.  Looks like you're off to another great start so keep it up.  Sure its gonna be another multiple offer listing for you.

Thank you for the kind words.  We had a good turnout this weekend at the open houses despite the crappy weather, including a few IB folks dropping by to say hello.  Other than the condo being an upstairs carriage unit, Shea homes really put a nice floor plan together with a lot of windows and 10 foot ceilings as well as the 2nd level being fully detached (the unit is only attached on the ground floor).  The seller did a great job cleaning and decluttering the home which always helps.

This listing is priced closer to market price so we may or may not get multiple offers, still keeping my fingers crossed that we get a few more offers as we continue to get agent showings. I'll be sending a counter to the buyer shortly.
 
First buyer didn't pan out as they were contingent buyers who's listing fell out of escrow.  However, we got an offer from a strong buyer this weekend and after a seller counter we are now officially in escrow.

For clarification purposes. Are you referring to the Pok?mon event?
 
Those high ceilings in the home really make it seem much larger. It's a big floor plan compared to most condos, but with that additional ceiling volume it's a surprising plus.

We actually had a 2nd offer come in right after the buyer signed the seller's counter.  I guess when it rains it pours. haha

Yeah, the 10 foot ceilings definitely make the home feel larger and brighter. 
 
Got word from escrow earlier today that we are closed and recorded.  The closing price for this transaction was $790,000.  Congrats to both the buyer and seller.

Thank you. The keys are listing at the right price along with getting it ready to be viewed by the public.  The seller was super easy to work with and took all my advice as well.  The buyer and their agent were a pleasure to work with making it a very smooth transaction (I can't say that all the time unfortunately).
