If I was in the market right now, I wouldbe interested in a new construction Irvine 3000+ sq ft single family home with a driveway, Spanish Colonial elevation preferred, and looking to spend around a little over a mil... Doing a house comparo, I decided on the Residence 2 homes of Lennar's Rosemist in Pavilion Park, Pulte's Hawthorne in Pavilion Park, TayMo's Quinterra in Portola Springs, and TriTip's Arcadia in Stonegate.  All are around 3100 sq ft and should be priced from 1.1 to 1.2 million (dirt yard and paper window treatments).  All should carry similar MR and all are zoned for Irvine schools. 


First up Lennar...







Upon entry into your new million dollar home, your guest will see...wait for it.....a WALL!  And if they look left after entry...bam!  Another WALL!  I like the semi-formal Dining room but it will probably gather dust in my family.  3 car tandem is nice for extra storage, hopefully Lennar can open that extra storage into the Great Room for more flex space?  Unless that's a load bearing wall or it got pipes and other important stuff going thru it.


Next up is Pulte...







Dang..when did Bigfoot show up... this is one gigantic footprint for new construction... hopefully the lots are big.  BTW how do you get into Bedroom 2?  Thru the deck and thru the OPTIONAL door?  And the master is downstairs?  I got small kid(s)!


Rounding third is TayMo...

Last is TriPointe..







Also have high ceiling entry though smaller than TayMo's...  Like the extra living space upstairs...but seems to have a lot of wasted space.. Master Bath.. long hallways...


Which one would you pick?

I've been told that high ceilings will kill the earth.
Which one would you pick?
None of them are standout to me. I like the lofts/bonus rooms on the second floor for all of them and they all have pantries in the kitchens.

Only TriTip has 2 dedicated master closets. For 3000sft+, there should be at least a powder and bathroom on the 1st floor (only TayMo did that, Pulte has 3 but that's a different type of design). I also prefer the tandem garages (that can be used re-configured if needed).

None of these are in one of my preferred locations... so I guess I'll pass.
 
I like Pulte's design better but if you have young kids and want a 2 story entrance with peak-a-boo/prom stair case, then TayMo.
 
Geesh you guys are hard to please, so lets say your M.I.L. gave you a mil to buy a new house for your family.  It has to be new and over 3000 sq ft.  Don't care about location because you drive everywhere, don't plant fruit trees in the backyard, lost your sense of smell so landfill is a nonfactor, and will raise your kids without tapping the groundwater underneath the land.  So which house would you buy?  Oh and your M.I.L. will be visiting frequently.

Well...the Arcadia plan is in Stonegate so it won't have most of those issues.
 
Pulte and Lennar seem to look the nicest from the outside. One of the houses from the outside looks like a new house I would see with a floor plan of 1,800 sq. ft.  Sometimes, my flashiness/snobbiness and care of curb appeal shows up, haha.

I'd like to have a downstairs master for my MIL or Nanny to have a place to stay.  I do think it would be challenging to have a child on a completely different floor until they were a bit older.

High ceilings and "grandeur" entry ways are a thing of the past IHO, get in with the new!  ;)  I am pretty adaptable so not having a high ceiling becomes easy to overlook, however, as I walk into new houses, I do thoroughly enjoy the high ceilings and airy feel. (My current home has a high ceiling, and my new house also has a high ceiling so maybe it's just destiny... It will be easier to add "loft" space if I ever wanted to do an addition though versus having no open space area.)

Did anyone go to the new houses in San Juan?  Some of them had what I would call a mock high ceiling.  You walk in and there is a high ceiling for about 10 feet, haha.  It was nice compared to nothing, but still made me chuckle.

Regarding the smell of the landfill, has anyone actually smelled anything?  When I was at LR, I never smelled anything.  Then again, I don't smell anything when I walk into 99 Ranch.  :-\

Pulte has the best setup for your in-law especially if she is putting down the $$$$ for the home. Has separate entrance, sitting area, and optional sink--probably easy to turn into a kitchenette. Not the best setup if you are trying to supervise young kids since the bedrooms are on the 2nd floor.

I like the Pulten the best. It's easier to keep downstairs bedrooms cool so I've always liked the idea of a downstairs bedroom. You could put your kids in the other downstairs bedroom but then you'd never use the upstairs.

Overall this seems like the floorplan most worthy of a million dollar price tag. The rest of are pretty boring.

Well...the Arcadia plan is in Stonegate so it won't have most of those issues.

of course Stonegate has those issues. you are literally across the street from a landfill and superfund site.
 
I'll have to go with Lennar because of the tandem and separate dining room but I don't like the small master closet and no sink in the laundry.

My second choice is TriTip, again separate dining, no tandem but dual master closets and large laundry room with sink.
