New home pet peeve--bathrooms

NEW -> Contingent Buyer Assistance Program

One thing I really dislike about a lot of new home floor plans is that the master bathroom is outrageously huge. (I'm thinking of one of the plans in Portola Springs in particular, don't remember which one.) The master bath is this giant room, like the size of a small bedroom. To me, this is wasted space. Who needs all that space in the middle of the bathroom? Why not allocate that square footage to the master bedroom and other bedrooms, so they are not so tiny?

I think this is done to make buyers feel wealthy or something. The bathroom I'm thinking of was all marbly and looked like it could have been a Vegas hotel lobby.

But that huge space leaves plenty of room for that other great space waster--The VampireTub? (?2010 BK).

Mentioned "VampireTub" to Barb at the TIC survey/meeting last time, she thought it was a creative name...probably won't make it to any MLS descriptions soon...

What is the vampire tub? To be filled with blood?

I call it the kneebreaker... Check out Maricopa plan 2 pics master bath in the las Ventanas vs Maricopa thread

But why the vampire reference? I'm just curious. I really should know this, since I've read all the books in the "Twilight" series...

Maybe it brings the focus of the bathroom on the tub... something jutting out into the middle of the floor like a misplaced coffin... we hardly use the tub.. what a waste...

Like the shower, I prefer the tub to be tucked away in a nook... not just so you don't break a knee cap but also keeps it private.

I don't mind large master bathrooms as long as they are planned well... keeps you from running into each other when getting ready in the morning.

I wouldn't mind a layout like this:

1. Toilet closer to bedroom for potty convenience
2. Tub isolated off to one side for spa privacy
3. Shower has walls... only glass is door opening into closet area for private shower
4. Master sinks has middle sitting vanity area for someone to sit down and put on makeup
5. His closet with dual sliding mirror doors but close to shower for ease of changing
6. Her closet is huge (obv) but also close to his closet in case she wants to take that over too and make it a shoes closet

why does everyone keep referring to privacy in the shower/tubs? isnt it just the husband/wife that use the master bathroom?? im confused. i want to see my wife naked. i can understand wanting a door for the toilet room.

I think IHO likes the "spa" like experience when ur fully enclosed... besides it fogs up too quick, can't see anything thru the glass...

Apply FogX liberally to the glass...

No kids yet, huh?

Plus it keeps the shower warm.

Most homes, the heating is not very good in the bathroom (tile floors plus windows) so it's nice for the shower to stay warm while you are drying off. It should also have a proper electronic vent for after the shower to remove the excess moisture.

no sir.
To clarify... having kids does not mean you no longer want to see your wife naked... it means you don't want your kids looking at you or your wife naked.

They'll ask strange questions you won't want to answer that early in their lives.

The other good thing about having a private shower is you can leave the windows wide open to let in natural light... not having to worry that the neighbor who is only 10 feet away can see *your* wife naked.

I like privacy. I don't need my husband to see the intricacies of my shower ritual. :)

Another huge pet peeve I forgot: carpet in the bathroom. So disgusting. I've seen a number of houses in Laguna Niguel (Rancho Niguel area) with carpeted master bathrooms and I can't imagine why anyone would want this. Maybe it keeps your feet toasty warm after showering, but I don't even want to think of the ickiness that would be living in that steamy damp carpet. Yuck.
