New development near Stonegate?

We drove along Irvine Blvd today and noticed that they were preparing the grounds between the Stonegate village and the strawberry fields.  This is the ground right after the wall bordering the Stonegate village (wall right behind the Santa Maria community). Does anybody know if TIC is building a new village next to the Stonegate village?

You mean next to the elementary school?  That's still within Stonegate village.  They are planning to build Mendocino, probably early next year.  Someone already posted a link to proposal submitted by TIC for Mendocino and that shows three floor plans, similar to Maricopa in size.
