MBK builds crap. They are a commercial developer who thought they could get in on the residential piece of the pie. It hasn't worked out so well for them.

Shapell can be good or can be good. BK did a few really great posts on them.

And don't get me started on Lennar and Riverbend. The foreclosures there are hurting them enough. Not to mention the ridiculous Mello Roos. Seriously, a 2%+ total tax base... to live near a rehab clinic? They must be getting meds out the back door.
 
MBK built many projects in the IE. Both design and construction were inferior. Commercial background executives do not have an eye for residential details.

The back of Shapell's brochures read "Trendy builders come and go. Shapell has sold homes to the same family for 4 generations." Shapell is financially strong and owns land free of debt purchased way back when Nathan stepped foot on American soil right after he escaped from Hitlers concentration camp. Due to minimal overhead and adequate cash flow Shapell Homes offer the best value in YL and LN. Design is very conservative and functional. Aesthetic is stagnant and behind by 15 years.

Lennar corporate is in Florida and runs the SoCal division by chart and figures. Their focus is on the cosmetic by standardizing attractive finishes but cutting corners from the bone to pay for the skin.

i called regarding the waterpointe homes in costa mesa (sycamore creek), they built 9, six are sold, three remaining. One plan 1, one plan 2 and the model home (not sure what plan it is). the plan one is going for 749K (a little under 2,000 sq ft), the plan two is going for 849K (a little over 2,000 sq ft). They do offer the 3% co-op whether you bring an agent or not, also said they were looking to move them by the end of the month so there was flexibility in the asking price. HOA is $150/month and no mello roos. The flooring is unfinished, they let the buyer pick it, but it is already included in the selling price.
 
Glenwood in Aliso Viejo is going to have their grand opening event this weekend.

Even though they've sold most of their phases without model homes, they have finally put some model homes together that people can see.

I'm going to stop by to compare the FCB frenzy over there vs Woodbury/WBE 2010 Collection. I really like the Glenwood floorplans (I walked through the models when they were being built)... if only they were located in Irvine... heh.
 
Has there been any price adjustments on Birch? I think they created a new plan 1 2224 sq/ft. for Pasadera starting at $674,900. I think this is crazy as a plan 1 2622 sq/ft model was selling at $699,900 in '08. They were building 2600, 2700 square feet SFRs on 3000 sq/ft lots. The yard was ridiculously small.

Hold. I didn't make any claims regarding location-based "dangers".

I just know there is a disclosure you have to sign when you buy a home there. Are you denying that? Maybe we should ask anyone who bought in VoC if they signed such disclosures.

I can show you a map of the Tustin Air Force Base and how VoC resides on the land that formerly belonged to them.
