New Construction Home Purchase - what were you able to negotiate?

As we all know, knowledge is power. This website is a great resource for people but i think its time we take the info to the next level from general real estate info to more detailed info that will help fellow buyers. Ideally people will be willing to post what discount the were able to negotiate off of the base price, what kind of credits you received (lender/design, etc). Why should we let the builder have all the power right? Obviously this is only helpful for developments that are still selling. I understand some peoples concern for privacy, but you dont necessarily have to say what plan you purchased, you can say for example, "i purchased a las ventanas home (non-standing inventory) and received a 15K discount off the base price and negotiated another 15K in design center credits.

I purchased a home in Portola Springs but couldnt negotiate the price since there were numerous people below me on the waiting list just hoping I'd say no or drop out of escrow.

I was able to negotiate some designer options at the design center by asking for cheaper options in exchange for a little DIY later.
 
Also, we seemed to get the best relative price on standing inventory.  this is a house that is built and someone might have dropped out of escrow or they wanted to finish a phase and they had it built.  generally speaking, irvine pacific has offered about $25K designer credit or including free landscaping with these types of homes.  also, most of the sales offices have monthly goals and signing a purchase agreement the last week will give you more power in negotiating. 

we pushed hard on a woodbury san marino house and got them to give landscaping and designer credit.  ultimately we passed as it was too close to trabuco

final tip, if you are able to swing all cash, make the offer as an all cash offer.  you can always change it but gives you a bit more leverage
