Just got an email from John Mcmonigle. How is this guy still selling houses?

Suffused with sunlight, this lovely California Spanish style residence welcomes you to one of the best streets in Shady Canyon. Designed on one primary level with an upper level master and lower level wine cellar, this magnificently appointed residence has a romantic central courtyard at its heart, wrapped with glassed arcades to bring the beautiful outdoors - and gorgeous hillside views - in.

A study in artisan craftsmanship, the 5 bedroom, 6.5 bath home showcases detailed millwork - from furniture-grade built-in cabinetry to distressed beams, wainscoting and paneling and plank hardwood floors. Decorative paint finishes bring a sense of Old World ambiance to cabinetry and walls. Intricate stonework includes the use of slab onyx and marble, limestone floors laid in the Versailles style, and stone-faced fireplaces with rich carved wood mantels. Room highlights include: A beautifully-finished gourmand's kitchen with butler's pantry, large dining peninsula, center island, breakfast room and adjoining great room with fireplace; a richly paneled library; expansive family room with fireplace and bar; formal living and dining salons; a decadent master suite with fireplace, sitting room, large view terrac! e and sumptuous bath. Enjoy Santa Barbara-inspired indoor/outdoor living, with rolling green lawns, sun-drenched stone terraces for entertaining, sheltered loggias and firepit.

List Price: $6,495,000

At least you have to hand it to the guy - he got the "gourmand's kitchen" grammatically correct, compared with 99.9% of all other listings. (Of course, for a $6.5 mil listing, I'd expect the description to be copy edited by the current Poet Laureate. Alas, that didn't happen here - what's a "terrac! e"?)

If I could buy a 6.5M house, I'm pretty sure I would drive up Newport Coast drive about 5 minutes and buy something with a serious ocean view an infinity pool (those are cool) No offense to Shady Canyon, but that 5 minute drive takes you to a whole different world.

How much more enjoyment can you get out of a 6.5 mil house than a 3 mil house with 3.5 mil in cash?

Let me think..$6.5M and $6M in cash! Some people really have a lot of money.

Shady Canyon is like older new-money. People who have a "been there - done that " attitude (and probably experience) towards an ocean view, and now want the seclusion to which they believe they are entitled. "I'll retire now to my Tuscan countryside home," they'll say. Well not me! I say, give me the ocean view, the infinity pool, and framed Scarface poster in the living room. Why? Because I haven't attained their level of sophistication just yet. I'll going to go look for rims now.
