I've been looking for a house in Irvine for about a year....but it seems like Irvine is holding up the house price pretty well compare to other cities. I am kind of tired to wait further so I decide to consider different communities other than Irvine. I have found the 'Neille Gail Ranch and Moulton Ranch' in Laguna Hills...it seems nice and old communites to me. Unfortunately, I have a very limited information about these two communities. Anybody is familiar with these communities? Could you share the info with me? Would it be worth to buy 1.2-1.5mil house over there? Can I say these two communities are premium area like Coto de Caza or Covenant Hills?

I used to live here (my parents still do) and I do think it is one of the nicer places in South County to live. I would put it between Covenant Hills and Coto in terms of prestige, and given the crashing values in Ladera, will likely stay there. Houses are a mix of custom and 3 phases of tract and sell from $1MM to $5+MM. Home values seem to be holding up fairly well although one recently transacted for $950k as a 2004 rollback.



Lots are very big with ~15k sqft for the very smallest lots up to 2 acres + for the larger ones. Houses range from 2000sf for some older ones built in the '70s to 10,000 sf+ and even one monster being built that is 18,000sf. Many houses are zoned equestrian.



It is not gated, that can be a plus or a minus depending on your point of view, but consequently no mello roos and HOA IS $80/mo and includes miles of horse trails. Also it is close to 2 freeways (5 and 73) and depending on where the house is located there is some freeway noise, but that also means a short commute to the freeway as opposed to Ladera and Coto.

This was one of our favorite areas as well. The wishing price per sq. foot is still high but still seem like a great deal compared to some of the Irvine tract homes in some of the newer areas. For instance you could maybe get a Mille Fleur in Woodbury or this:

Different strokes for different folks obviously and the maintenance on an acre is definitely a factor for many... but seriously a 3 horse stable and an acre!
