What is this, a pocket listing? I show this MLS number is not currently listed but on Muradian's site it says the status is "pending".

I wouldn't be surprised if it was. A friend of mine worked with Todd Muradian's counterpart (who works with the buyers, as Todd concentrates on sellers), and several of the houses she saw were "secret" pocket listings.

It's a listing that an agent takes but doesn't put on the MLS. Usually they just show it to their own clients (so they can get double commission). I can't see the advantage to a seller, unless somebody is willing to trade off a little privacy for a fair amount of money (limiting the number of buyers usually ends up with a lower selling price). Some pocket listings eventually go on the MLS if they can't find a buyer, or for a backup offer.
