dear IHB friends,





it's a big day for me and my family and i wanted to share the news here. this morning my wife and i will we be going into escrow on 32 prarie in shady canyon.

we've seen the house mentioned several times here in the forums but i kept my lips zipped. my wife absolutely adores the home and we've been admiring it for some time now. we love the double islands in the kitchen since we are both foodies and entertain often -- but usually the kitchen is the hub where our friends and i end up spending our time.





i can reveal that we offered in the $2.75M range a few months ago and the owners balked. actually they were pretty insulted. we stuck to our guns though and not surprisingly we got a call yesterday from mr mcmonigle saying the owners had a change of heart. i had to keep myself from bursting into obnoxious laughter at the guy. oh, and it may interest you all to know that the current (soon to be former) owner of 32 prarie is the brother of rodney sacks - one of the founders of hansens natural sodas. mcmonigle told me that rodney gave his brother a bunch of stock in his company which the brother sold and used for this home in 2004. then he borrowed almost $2M against the home to invest in the fleet of pinkberrys that are popping up all over oc. apparently some of the delays (fashion island and district locations) and also poorer than expected performance of the business has really hurt him financially and thats why his home went on the mkt early this yr.

Congrats acpme. That looks like a beautiful house. It sounds like you stuck to your guns and ended up with a terrific deal!

something else i wanted to throw out there -- so mr mcmonigle told me the owner threw a huge democratic fundraiser yesterday at his home. the sacks family is a big support of the obama campaign and hansens is the official beverage of his campaign. come to think of it, i remember obama mentioning something off-hand in an interview about how he satisfied his smoking cravings with nicorette and hansens.





just curious, does anyone know whether prospective owners have any say into what can and cant be done to a house? i'm sure the house is fine -- it's not like they threw a kegger and bill richardson went john belushi in animal house. but for example, could someone paint their house purple before escrow closes? can new owners prevent something like this from happening? no papers have been signed, only an acceptance of our offer.
 
acpme, may I ask where you lived before? Have you sold the previous house or borrowed against it to pay for Shady Cyn? Not prying, just would like an insight on how to handle the timing and the associated house price risk.
 
bad news... i just came back from a meeting with john mcmonigle. apparently there was a miscommunication. he claims that mr sacks was drinking heavily last night at the democratic fundraiser and decided to drunk dial his realtor. what mcmonigle thought he heard as, "john, accept offer as presented" was actually a bumbling encouragement to "accept obama as president!"





no papers have been signed yet but i'm going to be consulting a lawyer anyway ASAP. john said mr sacks was very, very sorry and distraught by the situation because he knew how excited my wife and i were. john was instructed to give my wife and i a dozen cases of any hansens beverage of our choice and a $50 gift card to pinkberry, only redeemable at the spectrum location however.





needless to say i am EXTREMELY livid and especially insulted by the restrictions on the gift card.

Hsteacher - when i would go jogging in Manhattan beach, i would always wonder what those people did for a living that they were able to buy such large/expensive homes. I always thought there should be a small sign in their yard stating what the owners did for a living.
