Mortgage info on potential purchase?

Hello all,

Despite everyone's good advice, I would like to buy a 2 Bed Condo next year, or closer to the Market bottoming out so I have a question, take for instance, 804 Maplewood on the front page blog which offers the following very usefull info:

Purchase Price: $549,000



Purchase Date: 8/10/2005



Address: 804 Maplewood, Irvine, CA 92618



1st Loan $439,200

2nd Mtg. $54,900

Downpayment $54,900



How would I find out this kind of info if I was considering buying something? Or should I just shop via the very excellent Blogs on IH Forums?

Peter - Do a search for comments including the term "recorder's office." I think I posted something here or on the main blog regarding using public records to determine the info. The search function here won't search the comments on the main blog, though. You will have to use an advanced search on Google for that (run "recorder's office" and limit the search to only IHB website / blog).

<p>You can get a detached condo for $520,000 at Bowen Court resale or Vientos at Portola Springs. Condo is a big mistake and you are so close in getting a detached home. Please take my advice all condo homeowners I focused group regretted their decisions. You can not sell it during repair or litigation. To get all homeowners consensus to resolve issues takes forever. Mold and leak issues are too common. Don't buy a can of worms. You have other options at $520K.</p>
 
Thanks for the replies everyone, and bkshopr, you've convinced me...the problem is I WANT to stay in Irvine, what kind of property should I be focusing on?
 
PeterUK - A local realtor should be able to help you find a great 3 bedroom condo in Irvine. Realtors have your best interest as their first priority and will make sure that you only buy what you can afford.
 
Detached condo new or resale. Check with Cal Pac. Plan 2 resale at Bowen Court Woodbury or buy new plan 2 Vientos at Portola Sprrings. Cal Pac one of the builders at Portola Springs should be desperate to sell you a plan 2. Make sure that there is a 1-3/4 bath downstairs on the revised plan 2. Do not look at the plan 3 the dual master plan is for gay couple only! (ha ha ha)
 
<p>Asian parents are very old fashioned. Grand children are very important for the family so they will not help out with the down payment when gay children want to buy a home. It is very sad for the Asian culture that a gay child is not openly acknowledged or accepted. </p>

Can you sell a detached condo during repair or litigation?

<p>If your budget is $500k-$600k, I would take a look at some of the detached homes in Northwood. Northwood is one of the first Irvine communities, and the properties there have relatively good size lot (compare to 92618 in the same price range). Most homes there have no mello roos or HOA (unlike Portola Springs). I would guess by this time next year, you can find quite a bit of 10-20 year old homes thats about 1500-1600 sq ft for $550k-$600k listed. Do some negotiation, and you should be able to get it for the price you want. :)</p>

<p>My only other suggestion is, get a place close to the bike paths! </p>

<p>Chinese parents prefer their grand children to be biological and not adopted. They favor the grand children from the paternal side. I guess there are numerous possibilities for gays to become parents like you mentioned. This culture from my research is very old fashioned.</p>

<p>When one attached condo unit has a problem the entire complex or project has to be fixed or filed a class action lawsuit. Detached condo is treated individually and will not drag the neighbors into the mess.</p>

Are you talking detached condo or SFR? There's no way I'm going to pay $600k for a 15 yr old 1600sqft detached condo. You can buy Decada 2 at Portola Springs right now for that price. If it's a SFR with a decent sized lot, then maybe it's something to consider.

<p>I am not talking about detached condos. I am talking about ~1600 sq ft homes w/ 5000-7000 sq ft lot size in Irvine. These homes are probably going to be at least 10-20 years old, but I'm sure there will be some bargains starting late 2008.</p>

Remember though that Decada is a detached courtyard, so your front entrance is a shared pathway to other houses, which aren't as highly valued as the other detach condos. Also though you're detached, your backyard wall tends to be someone's wall. Finally, be sure to match apples to apples as a lot of things in Decada are not standard(ex: kitchen island). Oh a side note, the Decada sales woman ...let's say isn't the nicest person in the world.
