Mirador @ Rancho San Juan

Hi All -

I have a couple of questions about the Mirador homes in Rancho San Juan:

1.  I like these homes, but it's very close to a landfill.  Is this dangerous - I'm sure they went through environmental tests/etc, but is there any risk?  How bad is it to live near a landfill?

2.  Is Woodbridge Pacific Group considered a good builder?  Any lawsuits/history against them you guys would know about?

3.  The elementary school there is Ambuehl Elementary that has some pretty bad reviews.  Anyone know kids that go there?

I think the price of these houses is very attractive compared to anything else in that area and the lot sizes are fantastic.  That price discount is definitely attributable to that location as there needs to be a discount due to the proximity to the dump and the high school.  If those things don't bother you, then it is good value for the money.  Personally I wouldn't send my kids to that high school due to the proximity to the dump.  But to answer your question, yes, they would have to do extensive environmental testing before building the homes or the school there.

Couple of other notes:

- Traffic in the morning getting into that neighborhood is beyond disastrous...the backup of parents dropping kids off at San Juan Hills goes bumper to bumper back through the Ortega/Antonio intersection and up both Antonio and Ortega (due to its location, nobody can walk/bike to San Juan Hills).  On the positive side, they are just starting construction on punching La Pata through to Talega...that should ease the backup as traffic can approach San Juan Hills from more than one direction.

- They are going to be building new elementary schools as part of the Rancho Mission Viejo development.  Not sure if Mirador will go there, but it will be closer than Ambuehl.  Worth looking into.  .
