Their site seems incomplete. I haven't figured out how to view the second floors yet, and the site says that some lots have optional casitas, but I can't figure out the floor plan or how that'd work. I expect they'll update the site as it gets closer. I still wish they'd just give a PDF download option.

Ideally you don't have it (e.g. taking off shoes, etc)...but those rooms typically have floors that allow you to use copious amounts of water / bleach to clean them. 
Perhaps the logic is that guests will still use the front door, where residents use the garage as their primary entrance?  So the view is not as utilitarian for folks visiting.

In my current place, we have hardwood throughout the entire home except for the laundry room and upstairs bathrooms (all ceramic tile).  If someone tracks in dirt from the garage, it goes right onto my floor (or rug).  If i had tile throughout or carpet throughout, perhaps i would feel differently, but i wouldn't choose to live in a home like that if I could help it... so i cannot see it.

My home also has hardwood throughout the downstairs. Almost all shoes come off before entering the house, but I would hope that if anyone does have mud/dirt on their shoes, they'd be sure to take them off beforehand, in the garage or front stoop.
 
I use hard surface for the first floor because that's where the guests will be. I don't require shoe removal because you never know what's lurking in those warm beds and because I don't think it's right to ask your guests to start undressing.

If they go upstairs where it's carpeted however... nothing but underwear is allowed up there. :)
 
I visited these models for the first time today. Decent, nothing spectacular. 5 floorplans, 4 of them modeled. Big lots were the most attractive feature of the homes. Current phase prices: $1.01-1.3 million.

Not being Irvine, I noted a lack of Asians touring the models today.
