Manufactured home on an R-2 lot?

I have a question that I know many of you will be able to answer. Can I put a manufactured home on an R-2 lot as the second home on the property? If so, I am wondering why it isn't done more often. an 1,800 sq. ft. manufactured home is going for 80,000 at the OC Swap Meet.

It depends.



Some jurisdictions will allow it, and some will not. It will still need to fit on a lot and conform to all the necessary setbacks. Not knowing where you plan to do this, I cannot comment on whether or not it is permissible, but here in California, I rather doubt it.
 
Manufactured homes do not meet the fire rating standards and structural assembly for a R-2 lot. The purpose of lot zoning is for the life and safety for the owner and adjacent neighbors in the event of fire spread and structural damages from earthquake that may have consequential liability to the community and owner. Manufactured homes do not contain fire from within nor insulated from heat combustion very well. In a event of a fire usually the entire community is wiped out like the recent fire in Chatsworth.



In a manufactured home community the entire site is considered as one parcel while each home lease a fractional parcel of land. From a building code standpoint the entire community is just one huge attached building with generous setback from the property perimeter.
