Anyone familiar with this area?  Comps in the area don't seem to support these prices:

The view gotta be spectacular to spend this much in WestCo.  Only 5 minutes to 85C!

And if you gotta ask, yes that weird mound thing to the southwest was the former BKK dump, now a Target and sports complex.  I believe there is gonna be a golf course built as well.

Well they were right about the views though of course it's only select lots.  Looks like the homes on the north side of the street will get views (1st phase view lots are sold out).  The homes on the south side has no views (still available 1st phase).

better be ready to send your kid to private school, the public schools around there are rated terribly  :o

It's not that bad...drove by the middle school on the way there and looks well maintained.  Probably skip WestCo HS, and go for Bishop Amat.  Here are the school ratings:

Did I mention the views?  La Vita is a joke with the apt's in your face view compared to this unobstructed 180 degree panorama.  I can see downtown LA!

TayMo's description
What will Magnolia at South Hill Estates offer discerning homebuyers? The list is impressive! Hilltop home sites with unsurpassed panoramic vistas of the San Gabriel Mountains by day and twinkling city lights by night. Exceptional schools. Top-notch medical facilities, shopping, employment centers, recreation and entertainment.

wouldn't call those exceptional schools - guess it's all relative coming from an "Irvine" perspective. My college roommates at UCLA were from West Covina and they had to go to private high schools because the public high schools were so bad - I don't know, maybe times have changed (but I doubt it).

I agree views are gorgeous but I don't know if I could get myself to pay those prices for West Covina. Personal preferences differ I suppose and of course with young kids my priorities are definitely school > views

Like Paris said, private school.

If you're paying over $1.5m and not close to the ocean, you paid too much. :)

PS9 - any updates? (Are you still considering this?)
