The Hill in lamber ranch seems great, but the location sucks. Quail hill does not have many view homes, also noise from 405 is very loud.
Irvine seems a boring place. Don't want to look into Lake Forest or Aliso Viejo, as I would rather stay on the west side of spectrum,as I go to China town a lot but work in Spectrum area.

Woodbury and Stonegate is great location, but anybody find the home is boring? I mean, it's just a place to live. But the home in "The Hill" in lambert ranch is a place to enjoy and show off.
 
there is a very good chance 5 years from now Orchard Hill will have new homes for sale. The location is great and should have several view lots at your choosing.
 
I'm sure TIC will mess it up somehow with Orchard Hills.. it's gonna be Laguna Altura II, super Wok, motorcourts galore, and single family homes with one super gigantic great room where you eat,shit,sleep, and watch your TV over the fireplace at an awkward angle...
 
I will trade floor plans with location. OH's location >>>> LR's location.  I am not very impressed with LR floor plans any way...yes they are different but not as grand as an estate home should have been - where are the grand foyers and high ceilings?

Quail hill is pretty quiet actually. Have you ever been to the single family homes there yourself?  With 405 0.8 mile away is much quieter than have Culver or Jeffrey 0.2 mile from your house.

For views, forget about irvine, buddy. Just do yourself a favor and check out Crystal Cove lots.

Looking for views in Irvine is similar to getting married in Shanghai - you have to pay up to get the look. hahaha

To show off, Irvine is not the place.

You can buy a smaller 2,400ish home in Crystal Cove for about $2.5M but you won't get much of a lot or a view.  You have to go above $3M to buy a home with a nice ocean view.
 
If you want to stay close to the Spectrum... you're only view choice is Quail Hill. Turtle Rock has views too but is farther from the Spectrum.

What's your price range... or are you a $2million dollar man like mikeirvine?

Only stay on the drive way, the noise from 405 is ridiculous. I don't want to have my windows closed all the time to avoid the noise.

Crystal Cove is too much. I want to spend as less as possible. I don't want a luxury home. It's my first home, I just want to have a simple, real SFH with a decent view. City light or mountain, or whatever, just not the lots in woodbury to see your neighbour's bedroom back window? Two guys actually can talk to each other if both are on the second floor.

If I can't get a view home, I would just downsize it to a half million dollar condo, then I have a lot choices.

The HILL in lambert ranch meet all my criteria and the price point. It's the location that killing the deal. I actually don't want that big a home. 1800 SQFT is more than enough. Paying the extra just for the view.

Laguna Nieguel  is great, but has one problem: It's not irvine. Though I would consider it if it's on the west side of irvine and along the high way 5. I need to drive to China town all the time for my dinner, better save that extra 20 minutes.

$2M home simply means you spend $10K per month to get a place to live (Interest, TAX, Utility, Maintenance ...etc). I am not ready to spend that much just for a place to sleep yet. I would rather spend the money somewhere else.

If I can get a $0.5M view home, I will. I just don't want to settle myself in a condo here in USA, because I can't have a house in China (Well, I can, but very remote, and the price will kill you, that's why everybody is in an apartment there). So have a real house here means a lot to me. Before I die, I can claim that I have ever lived in a house.

100 treehouse is among worse locations in Quail hill. If you go to 133 treehouse which I went in before, it is so much quieter.

I have driven around in Quail Hill a lot just to check out the noises when I was shopping for a house. Many part of Quail Hill is very nice.

With the price range you said, we have to give up something. For me, schools and not close to any 'fills' are important. Of course many others prefer better floor plans and estate feeling. As long as each one is happy it is all ok.

I have lived in Aliso Viejo for a while. Some part of it is very nice. If you do not care too much about school. It is not far from spectrum either.

Back in 2006, TIC said OH would be online by 2007. Here we are, 2012, and OH is nowhere to be seen on TIC website. I have very little confidence that even 5 years from now OH will be selling. Certainly, it's possible, but I wouldn't recommend to anyone to delay a purchasing decision waiting for the ever-on-the-horizon OH. Plus, even if OH is available within 5 years, prior experience with TIC makes me fear disappointment as with Laguna Altura, which I also had high hopes for.
