looking for single story condo/townhouse/SFR

I'm trying to find a single story, newer (2000-2005+), condo/townhouse/house for my mom.  Would need 2-3 Bedroom, 2 bath, 1200ish sqft with garage if possible.  Budget is around $600k.  She is older so any type of stairs is out of the question.  The only thing I have found is Avalon at Eastwood Village.  Is there anything else in Irvine or the surrounding areas?  We are not completely set of Irvine, but just want a newer place in a nice community. 

Is it safe to roughly estimate property tax +MR at about 1.5% of purchase price?

I went to check out Avalon with my folks as an investment property, with the idea they can move there from their current 2-story house when they get older.  The layout of Plan 1 is great and I think enough space for 2 people.  My folks had me run upstairs and stomp around, so they can assess the noise level from the 1st floor.  They said it was unbearable, so we passed on this option.

Thank you for that info. I've also been looking too for a single story 2 BR for my parents and was seriously looking into Plan 1 Avalon specifically for that reason. I'm even pretty high up on the pre qual list. So much for the sales people's claims that all the ceilings and walls are extra well insulated for noise.  When I went to look it was really busy opening weekend so I couldn't tell about the noise transmission.

You should go check it out again with another person and test it for yourself. Since I did the stomping, I didn't get to hear how loud it is. The Plan 1 layout is great and my Mom was already deciding what options she wanted, so she was pretty disappointed. I think at that price point, your upstairs neighbor will likely be young people or young families with little kids. Imagine having to deal with loud parties or kids pushing their toys across the rooms.
 
You might want to look at Vine @Portola Springs and Brio. Vine just opened up couple of months back. they have several floor plans.
I looked at Brio. it looks amazing and they may even offer some credit for the upgrades.
