Hello,



My first post here. I've been reading this forum for weeks now trying to absorb all the information. Hopefully I'm not repeating a question someone has asked before.



We have been looking to move out from Torrance, we have a 1 bedroom 1000 sq ft place with detached garage built in the 1920's (but its well built and pretty cool) but not having modern appliances like a fan in the kitchen is getting tiring. So even though our rent is $1250, time to move (plus need the extra bedroom for the home office)



We have a hold on a place at the Enclave ($1815 or so plus 6 weeks free rent) Love the location, love the amenities, wish it was a little bigger.



The only reason why we haven't decided is that I wanted a townhouse style, but Woodbury Place was slightly out of our budget. If it was in the $1900's, then I would jump.



We've seen like 15 properties, I wanted to stay away from Irvine as its a little boring, but the properties are new and upgraded over what we have now....



Are there suggestions out there on other properties that have garage, 2 bedrooms, upgraded, we don't care so much about pool/gym, I just would like a place with a nice kitchen and garage.



We've seen:



Orchard Hills - wife liked it a lot, especially the kitchen. But it's too far from everything



Woodbury Place - loved it, but a little out of our budget



Mirasol - It was nice, but just didn't like it enough to move



Brittany, Santa Clara, The Village... and some others.



It seems like reading, a lot of people on this forum like Woodbury Place and Orchard Hills.

I'm in Santa Clara. You mentioned you've been there...it's pretty nice. It's not a huge complex (about 300 units) vs some of the larger ones.



I would definitely recommend it. Quiet, great locations, top staff. I think you can probably negotiate for 1800-1850 for a 2x2 1100+ sq ft. (Enderly & Florence plans).



I think your major factor then would be location...I find it extremely convenient. Quick access to both the 5 and 405 and also the District, Grocery Stores, Target etc are between 1-3 miles :)

I am a huge fan of Turtle Rock Canyon Apartments in Irvine, near to UCI. The area is beautiful. The apartments have been updated, and the garages are attached.



The one level 2 bedroom (1017 sf) has an attached garage and large patio if on first level. It was on special recently for $1840 - 1945 depending on location.



The two story two bedroom (1167 sf) has the same and was recently on special from $2270-2345.



Prices may have come down further. Worth a phone call.

TRC is a great community - one of IAC's smaller ones. There are only a few downsides: Electric stoves, very little cell phone reception, and it tends to be a bit more expensive than others. But the staff is great, they take large animals, and it's pretty quiet.



Have you taken a look at Serrano in Tustin Ranch?
 
If you like Orchard hills, try Woodbury Lane - same floor plans same upgrades but counters are granite not corian. It's about a year or two older than Orchard Hills and a little cheaper. Anacapa is the same as Woodbury Lane but a year or two older as well.
 
Thanks, ya, we did look at Woodbury Lane, its pretty nice. I like Enclave because of the location, not as sterile as Irvine. We are probably right now deciding between Enclave, Woodbury Lane or Woodbury Place (but probably not Place because its out of our budget)



I wish we would have looked at Anacapa....

I lived in TRC from 2003 - 2004, and will be moving back in July 8th. I could have sworn the range was gas, but will have to confirm now.
