What I really like about these homes are the single story, with significant room customization options. I really like Plan 2 with optional upstairs casita, although the laundry room area appears kinda odd.
Having had a significant interest over the past couple years of moving to Covenant Hills/Ladera Ranch, it seemed that the custom homesites just weren't selling. It turns out that they've turned over a block of 28 formerly custom homesites to Warmington Homes to build these houses. The pricing seems promising, but I don't know if lower $1,000,000s is $1.1 million or $1.399 million. Plus, I'm sure their room customization options aren't cheap. I expect the lot sizes will be in the 1/4 acre range, since that is the typical lot size in Covenant Hills.
But, since Lambert Ranch, these are the most interesting set of homes that'll be hitting the OC market. Big downside is the Mello Roos, plus the somewhat high HOA fee.
