Definitely promising collection of homes coming to Ladera Ranch:

What I really like about these homes are the single story, with significant room customization options. I really like Plan 2 with optional upstairs casita, although the laundry room area appears kinda odd.

Having had a significant interest over the past couple years of moving to Covenant Hills/Ladera Ranch, it seemed that the custom homesites just weren't selling. It turns out that they've turned over a block of 28 formerly custom homesites to Warmington Homes to build these houses. The pricing seems promising, but I don't know if lower $1,000,000s is $1.1 million or $1.399 million. Plus, I'm sure their room customization options aren't cheap. I expect the lot sizes will be in the 1/4 acre range, since that is the typical lot size in Covenant Hills.

But, since Lambert Ranch, these are the most interesting set of homes that'll be hitting the OC market. Big downside is the Mello Roos, plus the somewhat high HOA fee.
 
Interesting design on Plan 2 but doesn't seem geared toward young families. The distance of the MB and secondary bedrooms gives great privacy for parents but also makes it too far for close supervision of younger kids. I think that 2nd floor casita with bonus room would be a great option for multi-generational families or Arman style respite quarters.
 
Did anyone go look at these models this past Grand Opening weekend? I'll probably go sometime in the next few weeks.
 
Residence one(around 3,000sqft, only downstairs 3 beds without upstairs) fell out of escrow. It is selling for about 1.1mil now, approx. $366/sqft. Without any landscaping, it looks too expensive as other resale homes are selling at around $230-280/sqft with upgrades and landscaping in covenant hills.
