Well. I was bored last Sunday and decided to head over to Laguna Altura to take a look at Toscana.

First impressions: Dang. They build this so fast. In fact, I already saw 3 red sold signs on the map they had.

I especially liked Plan 3, the largest and most expensive plan. When you first walk in, it is really open. And, I noticed even when you walk up the stairs, it is very wide so you can easily haul a king bed up the stairs. The salesman told me that the first phase included most of the upgrades I saw. I guess they really want to get people locked in. I especially liked the backyard with the small pool and 3 sprayers they had going into the pool. The downstairs bedroom looked like a separate attached unit because it had its own entrance outside from the backyard. Everything looked very soothing out there.

Drawback: Price. Wow..Starts in the 1.1 range up to 1.25 and that doesn't include major stuff you'd want to do in your backyard. The master bedroom in plan 3 had a his and hers closet which made it look smaller.

Lower than Woodbury and Portola

HOA fees are also $295 which I found kinda low for a gated community


Newer styles look nice, but I still like Quail Hill better.
 
Quail Hill is better. Better views, elevations, everything.

I went with the wife to view the Toscana plans, while trying to avoid talking to the TIC robots. I thought Plan 1 was pretty nice actually. 2,800+ square feet is enough house for just about any family.

I liked the Plan 3 model, though I feel like the foyer area is kind of a waste. They should have pumped that right into the great room and kept a more modest entry way.

Oh, and pricing is obviously way stupid. $1.1m - 1.3m is over shooting by at least $200,000 even compared to other overpriced TIC offerings.
