kerrigan ranch and surrounding area

for the past two weekends my wife and i have visited vista del verde to check out the "new pricing" at the legends and masters. while driving there we stopped to see a 2003 area called kerrigan ranch. the homes look very nice and well manicured. we went and saw an open house. would anyone be kind enough to give me their thoughts on kerrigan ranch as i am not too familiar with YB. i saw another area with some newer homes called del mar or del vista (toll bros). thanks in advance for any info.

I've been living in Yorba Linda for quite some time now and I know a fair bit about the area. Kerrigan Ranch is indeed a very great place to live as is Toll Bros. The lot sizes in Kerrigan Ranch are bigger and the homes have been built by Pulte. I personally prefer Pulte's foorplans to Toll Bros. However, Kerrigan Ranch is a more expensive compared to Vista Del Verde. But the I like the open feel of the community. You can't go wrong with either.

thank you for the info. yes, i like the feel and floor plans at KR as well. the prices are coming down in KR and my wife and i are looking here vs the new homes in vista. when you price a new home in vista with upgrades you might as well buy in KR with a bigger lot and less hassle.
 
No problem, glad to be of help. You should also check out the community right off Bastanchury Rd. (in front of Kerrigan Ranch) called Manor House. It is a truly remarkable development by Pulte with acre lots. A year ago, anything below $2 Million was unheard of in either of the communities (kerrigan ranch and manor house) but with the market/economy in the state it is, people have become desparate to sell.



Best of luck with your search. YL is in my honest opinion the best place to live in Orange County so you won't be disappointed.
 
It's a great area. I have lived in Yorba Linda for the past 8 years and I am looking to buy a home here now (I am currently renting) . Be aware that the new football stadium for Yorba Linda High School will be completed in fall of 2010 and it backs up to one section of The Manor Houses. They are beautiful, but stay away from that side. The homeowners there are trying to get the city of Yorba Linda to allow them to gate the community, but so far the city is denying the request. This could mean people parking in that neighborhood when there is an event at the adjacent Yorba Linda High School when it opens this fall. This would certainly hurt your property values there. As for Legends and Masters, neither one is within the newly approved boundaries for the new Yorba Linda High School which means although the school is less than a mile away, you will be forced to go to El Dorado which is alot farther away. The district is anticipating more transfer requests to the new school than they have openings so it could be a lottery situation.

Interesting you mention that. I myself didn't understand why the city didn't grant them a gated community. I, myself, would be very disappointed and surprised if people were to start parking in the community when an event arises. But isn't there about a half a mile stretch on Bastanchury before it hits Fairmont, where the high school is planned to be built? I certainly hope they don't invade Kerrigan Ranch or Manor House if there was an event.



If I could afford it, I would love to live in Kerrigan Ranch or Manor House. Good luck.
 
I drive Bastanchury to Fairmont and pass this area everyday. The traffic on this street and the adjacent neighborhood are going to be bad. The empty dirt area to the right of the high school (as you face the school from Bastanchury) will be where the football stadium is constructed. The city of Yorba Linda has only granted one community a gate and that was Fairmont Terraces on Fairmont near Esperanza. They have stated they will not grant another gate in the city. There will be traffic in the Manor Homes (cars turning around ect.) and I would be mad too. Kerrigan Ranch is beautiful, but at this point (over a million) it is not in my price range. Also, further down Bastanchury is the future site for Friends Christian High School. My husband and I won't buy any home backing Bastanchury for this reason.

I am a bit confused by the "interior decorating".

A perfect example of chasing the market down.

I do not see a horse trail at the back or the front of the property, so where do they walk the horse?

Just down and across the street is a $1.9MM short sale.

Do you remember the days when folks were telling us the high end market would not be affected?

you ride around in the little 'arena' in the back.



Actually, I know someone who lives there who has horses. They ride on that trail just behind the house, up into Chino hills SP. It is very convenient for them.
 
I was looking at this area and it looks like there are a large percentage of these homes up for sale right now. Anyone particular reason why?

Thanks awgee, Mr. Mortgage is money as always. I just find it hard to believe that people in these high end homes are facing forclosure at such a high rate. I don't see any government intervention helping them because they (presumably) have very high incomes.
